It should remain a gable roof house! Although a flat roof would also be possible. However, the building authority asked me not to do this!

I had the impression that interior walls are not counted. It is not about living space.

I would distance myself from the numbers and have an architect design a house suitable for the floor area ratio and I. Personally, I hardly see any difference whether it is 160 KS or a full story. With a well-thought-out upper floor for 4 bedrooms plus bathroom, you can manage with about 80 sqm of floor space. You probably don't need an (expensive) dormer either if all four bedrooms are located at the gables and the middle section is used for stairs and bathroom. For more floor space, you can also build a protruding bay window on the upper floor, of course below the 2-meter height, i.e., extend the pitched roof, then at least you have gained storage or play and seating space.

Hey!

The dormer is basically just a bay window, as it sits flush on the ground floor wall. However, it is higher than 2m. Since two architects have already worked on it but arrived at different values for the knee wall height, I want to gain clarity!
