You really can't think that someone will give a cost estimate based on your information. Anyone who knows the soil survey, the surroundings, the development plan as well as your requirements and has seen the property can possibly prepare an offer. I recall that also mentioned 850k. But there was a granny flat included.

Of course, no one can give an exact cost estimate here. That is only possible with concrete planning. With such a plot, the exact planning of the house into the slope is also important. We are currently just trying to get an overview of the construction prices (only for the house, not the earthworks). You read a lot of different things on the internet. According to the [GU], there is also an official index. Can an average price per sqm be derived from this?

As I said earlier: This also includes the official construction cost index, which you can find out from insurance companies and the Federal Statistical Office. Construction is currently (2023) therefore 19.614 times as expensive as in 1914, and 6.4% more expensive than the previous year (October 2023 compared to October 2022). But this is only an average, and you cannot just multiply this estimate by Pi to find a specific group average only for hillside plots or even more specifically alpine plots. Not even whether it is closer to 2.3 or 2.8 times.

If you build a house on flat ground, people currently like to say 3k to 3.5k per sqm. However, this can vary greatly depending on the region and equipment. Ultimately, the only help is to list and evaluate every item in the offer in detail."

Exactly, and that is diametrically the opposite of the method of passing the "entrepreneurial risk" of the construction project on to a general contractor.

Only the house was somewhat acceptable for us. We also had 4 walls from the general contractor in the basement. In addition, the house included the hillside support made of watertight concrete, the floor slab, and a thicker story ceiling. We were lucky that my ancestors had already completed part of the work, and the greatest height difference is still original. We also have over 13 meters of height difference. Many general contractors tend to build towers. That would have given us an additional useless floor.
