Hmm, but shouldn’t I indicate that directly in the building application? Besides, the energy certificate is already issued, or does that not matter in this case?

The geologist was there on Monday, do I have the necessary information in the report or does someone else need to handle that?

With how many degrees of slope does the property run from the street to the front door? We are also fighting for every cm of knee wall and are currently planning on a slope, our architect wanted to generate some "incline" towards the house, now I read that you lowered the house by 20 cm. Are you planning good drainage in front of the house in case of heavy rain or similar?

We have to install a drainage anyway, we will use it for that. I don't know the slope right now, but it is not 20cm everywhere, the measurement points had to be shown in the plan. However, check in the development plan if lowering it a bit would be beneficial for you.

Actually a good plan. I wouldn't like the staircase at the front door, and the wardrobe you are planning won't be very spacious either. What I find unfortunate is that the terrace is only accessible from the hobby and guest room or from above via the stairs. I would have considered a division between parents and children. That is: parents with sleeping, parents' bathroom, and possibly a dressing room in the basement, and children on the upper floor. But of course, it also depends on how old the children are, but perhaps it could be planned so that the parents still have the possibility to move into the private area later on.

Does it make sense to create two separate basements? Wouldn't it have been cheaper to also basement the space in between? Basically to make one huge basement

Yes, the staircase was generally a challenge; would you have a better idea without creating much traffic space?

Hobby and guest are just placeholders. Our child is 1.5 years old and the second is coming in August, so we should still sleep on one level, which is upstairs. When the children are older, the two rooms downstairs will be free for them, hence also the bathroom, and the terrace doors will be lockable from the outside. Downstairs there is currently too little space to accommodate everyone.

We also considered that, but the basement would have been significantly more expensive because the foundation of the garage can now be done more simply. If we had basements under the intermediate space as well, we would have to lay the foundation for the basement according to building regulations like the house. And I think with 44m² of storage space we should be fine.
