That's €3000 per year, which pays off in about 25 years (depending on interest and lease increases). In that case, it would be a clear yes for me to buy
The problem is that the general contractor only lines us up for 3.2022 if we wait until July because of Kfw. Then 6 months construction time makes about October 2022. The usual 12 months provision time would be too short then
Is it only about the possibility of getting the grant instead of a loan, or is the higher grant important to you as well? In the latter case, consider that you pay rent longer. And consider that your interest rate is significantly higher than that of the KFW loans. I would – based on everything I currently know – take the old KfW and a loan from the bank with minimal repayment and long term for the rest. You even have the freedom to sign the construction contract now and clarify the financing calmly.
But then you wouldn't need a loan now, would you?
The problem is that the project start has been changed. Now the signature is the project start, meaning you have to apply for the KfW beforehand, but the bank does that (even for the grant??) and of course only does so if they can sell their own loan right away. So the new regulation massively traps people in provision interest fees
