I was actually referring to the entire suite with 27 sqm. Slightly redesigned, a children's granny flat can be placed there. When they are students, a kitchenette will be added, and the outside entrance will be used more frequently.

so, we have almost allocated everything and are at 515,000 gross (incl. bathroom fixtures, kitchen, new sofa, new dining room + partially new lamps... we will take over the rest of the furniture for now).

We have saved a bit on the windows (only two lift-and-slide instead of 4... 1 permanently glazed and 1 permanently glazed with a normal door), interior doors (here we have Astra CPL doors), exterior doors (fingerprint sensor + gimmicks removed...), flooring (on the ground floor oak country plank but a budget one... however also from a specialist store and not a hardware store, upstairs vinyl => is better for the kids anyway than parquet), electrical (no smart home).

We still have some safety margin with the earthworks and the shell construction (here we have assumed larger quantities...).

: Yes, the tenders are already done. Windows are about to be awarded. We are taking plastic outside anthracite inside white. Price per sqm is hard to say. Here are some net price examples (triple glazing, branded profile, incl. installation and exterior windowsill):
- Lift-and-slide window RC2 (with P4A glass), 4 x 2.45 m: 4800 to 5100 € net
- Fixed glazing RC2 (with P4A glass), 3.13 x 2.45 m: 1600 to 1900 €
- Normal window RC1N: 1 x 1.3: 325 to 470 €
- Double window RC1N: 2 x 1.3: 642 to 943 €
- Window door element RC1N: 1 x 2.45 m: 525 to 795 €
Prices without blinds and venetian blinds (there are also big differences here).
Venetian blind: e.g. 4 x 2.28 m: 1163 € (simple slats) to 1720 € (slats with light guiding function)
Electric motor: 115 € to 190 € net
Electrical: about 18,000 net => only sockets, wiring, light switches (some dimmers), electric blinds (without motor => included with window), heating control, 20 ceiling spots, simple door intercom (without camera), CAT network, SAT network, no KNX or smart home, system Gira E2.
Plaster facade: Offers my architect/father has, I don't have them at hand right now (will provide later).
