We actually thought that the basement would be more expensive than an above-ground storage room (if the plot is sufficiently large)... but we have never really had it properly calculated...

I consider that unrealistic. No matter what the architect tells you. With an architect, you can generally add another 30% anyway.

Our course was roughly like this: At the initial consultation (2014): 1550 EUR per sqm (it was supposed to be 200). During planning it became first 1650, then 1750... in the end 1800 EUR plus extras like garage, fireplace and 1000 small little things. In the end 225 sqm for ~470k EUR and still plus fireplace, garage, kitchen, KNX, controlled residential ventilation, incidental building costs (another approx. 170k on top). In total and with the higher-end fittings 640k. Landscaping costs are also additional.

Regards, Steffen

I completely agree with Steffen.

450k for this house is definitely not enough. When you build such a house, you also want more than just basic standard when it comes to the fittings. I would easily budget another 100-150k on top of that.

For comparison:

We are also currently building in Bavaria with an architect. We come to about 440k all incl. for ~180m². But only the essentials are planned for the outdoor facilities and no garage, just a simple double carport.

Normally, basement space is cheaper per square meter than above-ground living space. If I were to plan that much storage space, I would rather have it calculated with a basement, especially since the value of the house would likely increase as a result.

Best regards

That depends. Storage space under the roof is cheaper than a basement. In our case, the choice was: basement (white tank) or attic + larger garage. Basement would have been about 60..70k. Insulated roof and extra cost for garage were maybe 20..30k.
