Hello, we are currently working on our planning and would be very grateful for your ideas and suggestions.

The following points are currently occupying us:
In favor of the space for the stove and sink, we want to do without the north window in the kitchen, but we are still a bit undecided.

We are also considering the possibility of moving the pantry horizontally to the north.
We might slightly narrow the east window, like the bathroom window on the upper floor.

By the way, there is a 20 sqm basement living room in the cellar, so the focus on the ground floor is on the kitchen.

We want to reduce the size of the south windows in the bedroom and the children’s room in favor of space. We want to remove the window in children's room 2.
Unfortunately, the current bathroom plan is not yet included. We are also considering making the bathroom a bit smaller.

We are still very unsure about the position of the garage.

As you can see, there are still a number of questions occupying us...

Hi,

think about whether you want to swap the stairs with the guest bathroom. You have a basement anyway, so you probably don’t really need a pantry, right?

It’s always easier to have the stairs in the middle of the house; this way the hallway upstairs becomes smaller and you get bigger rooms. You would then have to rearrange the rooms upstairs, but it would be worth it.

It would be nice if you read it and then provide the information accordingly here. Also the site plan. It would also be nice if you align all floor plans uniformly and crop them so that there isn’t such a huge white border like in the upper floor plan.

If several changes are already decided anyway, maybe mark them briefly in the floor plan.

And then sensibly compile all the information here again in one reply.

If I interpret correctly, you want to change two windows in the living room so that they have lower sills, which I like better than the floor-to-ceiling variant just because everyone has it. In all other cases, I consider your proposed window changes not good or at least unnecessary:

On the south wall (by the way, it is more comfortable to consider all floor plans consistently oriented to the north), the windows on the upper floor probably have a sill height of 150 cm. For cupboard floor space, you better move the door of the children’s room more out of the corner.

The stove and sink are not disturbed by the window; one can give the window a fixed lower part about 20 - 25 cm high. Then it can easily swing above the faucet and pots.

The window positions seem to me well chosen and dimensioned both in planning and craftsmanship.


The pantry is definitely correct there. It is not supposed to be a junk room, as I gather from the reduction.

Hello,
here are the additional infos.

    [*]Plot 695 sqm (corner plot, south and west side free), slight slope approx. 2m gradient in the building area
    [*]Gable roof 28 degrees
    [*]2.5 floors (basement, ground floor, upper floor with 2m knee wall)
    [*]Currently we are two - but planning for offspring.

    [*]The goal was/is to build as small as possible

    [*]The floor plan should be flexible (e.g. later division of living and kitchen as an option), so we plan the non-load-bearing walls in drywall.
    [*]The staircase is at the edge to allow later separation of the two floors.

Unfortunately, I was unable to upload the images in better quality. I hope this is okay. I also attached the exterior view, although on the north side the windows (kitchen and children's room are on it) and the windows above are still very wide.
The idea would be to reduce the south windows upstairs to 1.13 and to omit the windows in the north.
I have already added the fixed changes by hand to the plan

In height? Or how?
Regarding the kitchen... make a kitchen plan, then you'll know which windows can be omitted or maybe instead of a sill height of 90 cm better a sill height of 125 cm. Then you can even place a cooktop in front of the window and have a ceiling exhaust hood with it.

What knee wall height does the upper floor have? The south windows with their window opening height of 76 cm (glass height is then max. 65 cm) start at which sill height? And a window above the head of the parents' bed I also don't find very practical, better to consider swapping the parents' room with child 2. The window size in the storage room should be made narrower so that something can stand to the right and left of the window.

If you set a main staircase now so that the house can be separated later, then you also have to think through the upper floor so that a kitchen etc. can still be installed at any time. And consider how you want to live on the ground floor then.

I don't see all that very clearly and would therefore rather see the staircase positioned so that you get a well-functioning house today.

Unfortunately, the slope of the terrain can't be seen at all in the elevation pictures. How much space is still available on the west side? And is there going to be a street on the west side?

What is supposed to be placed in the kitchen on the pantry wall? And where should the pantry access be at all? Due to the shower recess (when separating the house, also think about your own age... will the shower still be comfortable?) the pantry gets tight spots.
