Hi

yes, correct, all general contractors between KA and FR are possible from my point of view. The next larger city is +-10 km around Offenburg (postal code 77652)
Regarding the heat pump, we have not dealt with it in depth yet. We only found the combination of photovoltaics in conjunction with the heat pump "lucrative".

Then a good result is all the more remarkable (and probably only achieved with well-rehearsed craftsmen), even at 1:50 real details still require further "magnifications".

Yes, that may be. We were really lucky overall, considering how many problems other builders have (not with our architect). With us, a lot was discussed directly on site at the construction site. Things like drainage, etc., were of course planned in advance, but for example, the entire electrical system was discussed with the electrician on site during the shell construction, and a marking was made on the shell wall for each socket, etc. I have to say though, our entire building technology, that is electrical, sanitary, heating, and ventilation, was carried out by a single company, so there was no need for coordination between them because everything regarding building technology "came from one source," which I consider a big advantage. This company also created many internal plans; so to speak, the building technology company created part of the "execution plans" (if you want to call it that) themselves rather than the architect. Otherwise, as I said, almost everything was done on site. The architect held a preliminary discussion with each company at the construction site and discussed there (often alone, sometimes together with us) how things should be done. And that actually worked out. Except for absolute small things, there really was nothing that went wrong. Everything turned out as desired.

What I don’t understand: How can "prefabricated house providers," who build massively, offer a house with 180m² for around 350,000 EUR, and why do I get the "OK" for 600-650 K EUR in this thread?

Regarding the status: We have an appointment tomorrow morning with Architect 1 (flat rate 60 K EUR), then at the bank, and possibly also with Architect 2 (flat rate 55 K EUR).

I’ll keep you updated

For one, you only have the OK here that the amount is plausible and has not been prettified yet. On the other hand: with you, a double garage and all ancillary costs are included, with the general contractor house not. And qualitatively, it also looks different with a general contractor house at this price.

Because a house consists of more than just a wall with a window and white paint on both sides. The equipment makes the difference.
