yes, correct, all general contractors between KA and FR are possible from my point of view. The next larger city is +-10 km around Offenburg (postal code 77652)
Regarding the heat pump, we have not dealt with it in depth yet. We only found the combination of photovoltaics in conjunction with the heat pump "lucrative".
At 1000 hours, he would charge 60 euros gross, but something is seriously wrong with that. He wouldn't even get up for that hourly wage. Besides, you certainly don’t need 1000 hours..

Attached you will find the protocol of our initial meeting. I hope I have correctly recorded all important points. I also wanted to verify the construction costs a bit and have prepared a cost estimate. This ends at 655,000 € gross (see attachment). There you can see what is included (also in cost group 700 ancillary costs, fees, and charges). Due to the current market situation in the construction industry, cost increases are unforeseeable. The accuracy is about +/-15% - as mentioned, you significantly influence these construction costs by the size and dimensions of the building as well as the choice of materials. I have included a ventilation system in connection with an air-water heat pump.
On this basis, I have performed a fee calculation according to HOAI, which amounts to 62,500 € net. As already mentioned, I assume an average of 1,000 working hours at 55 € and can therefore offer my service at a flat rate of 55,000 € net (including drainage planning and drainage application). Attached you will find our fee offer.
We will prepare the design and building permit plans, execution planning. Based on this, the tenders for the individual trades and the related awards. Construction management from the start of construction until acceptance of the trades and handover to you for moving in. I can assure you that we always keep an eye on the construction costs, the quality of execution, and the deadlines. Construction management takes place weekly on site. We provide an experienced site manager for this.
Regarding the schedule: should you decide to award the contract to us before the beginning of July, we could start immediately and also submit the building application significantly earlier than mentioned in the protocol.
