Yes, the fee is based on the HOAI. All architects here do it that way. I do think it is a lot of money, but a real alternative (except for the [GU] that everyone talks about, but I don't find...). I wonder if I should negotiate again...

You can give it a try. You should have asked for a flat rate in the first conversation. If you have a slope, you should always build with an architect and take the terrain into account. A slope is far from standard and doesn't really interest the general contractor in house construction, unless it is contractually regulated.

Such sums are the reason why I decided not to use an architect. If I were you, I would rather work part-time for half a year and contract the trades myself. When my windows are installed in September, I will also reduce to 25 hours/week to coordinate the interior work. So far, it has gone almost smoothly even with a 40-hour week, and I still have 20 vacation days left for this year. I don’t know what you earn, but 60k net per year means you must earn over 100k just to be able to pay the architect alone... There are also architects and structural engineers who work well below the HOAI minimum rate. I paid about 13k for approval planning and working planning, and 3500 for the structural engineering.

Well, we are also about the same regarding the fee. That is of course a lot of money, but when I think that my architect manages a project for about 2 years and would only demand 20% of what the OP mentioned, I wouldn't believe that he really takes care of it. If I were to manage a project for 2 years and get 10,000–20,000 € for it, I would also politely decline.



Are the land costs included in your house construction costs of €655,000 or are those just the building costs?

We had around 4000 architect costs with individual contracts. But we had a lot of stress and also some minor defects. I think I would rather pay the 60 bucks next time if I know the architect is good.

Time and nerves are priceless!
