Well, don’t people generally say around €2000/m² regardless of the construction method? I’m not aware of predominant experience that solid construction is more expensive than timber frame construction?
Still, a timber frame house with a wooden facade would definitely also fit the American flair!

That is correct for standard houses. But here something special is being planned. Whether it’s the structural engineering, the huge window areas, or – if you’re building like this – the special wishes of the owners. In my experience, such large, villa-like properties can quickly cost €3,000/m². With €850,000 all in including fittings, a 15x20m floor plan won’t work. Because only €750,000 remain for the house itself, the rest are incidental construction costs and fittings (if that’s enough). That should be enough for 300 sqm...

For a standard general contractor house. Only then. lol... Spruce is one third cheaper than larch

Hmm... it wouldn’t be the first time that an amateur planner hides behind such a non-standardized house style because they can’t plan. Then there are air spaces, bay windows, and bulges as they please, which are then intentionally created and sugarcoated

50... wow. I think you will have to draw several more iterations. Spontaneously, I see tube-shaped rooms and corridors everywhere that are hardly usable, like the utility room, for example. If you put a shelf in there, the passage is too narrow for groceries. Do dryer and washing machine even fit next to each other in that corner? And then so many rooms without doors. No idea if the floor plan can even be saved or should be. I would start completely over and consistently aim for rooms with proper proportions. Such small toilet niches are really uncomfortable. It’s like a booth in a restaurant. How many square meters of living space do you even want to build? Even if you can use a CAD program at work, it seems less suitable for architecture or houses. Better change the program. Even the free SweetHome3D spits out floor plans at this planning stage that are easier to understand.

That's why I somehow can't really imagine that the plan comes from a professional (you say in the questionnaire that he is also from a planner)... how did you come up with this division as it is now? Floor plan modified from the internet or how does the upper floor fit the ground floor... well, maybe the exterior views will shed more light on this.... in any case, a professional should take a look before all the details are taken apart here....

Do you know the blog by Beachhouse Living? Maybe have something planned by such a provider, who and from what the house should be built hasn't been said yet but I assume wood? The lady from the blog also designs houses...

Professional, as a layperson you can only design your house yourself to a limited extent...
