Single-family house, 2 full floors without basement, approximately 190 m²

Hello everyone,

we have been working intensively on our floor plan over the past few months and have come to the attached result. I would be happy if someone could find suggestions or criticism regarding our floor plan.

The most important points for us were:
Ground floor:
- large living kitchen with a large dining area with direct access to the terrace
- covered spacious terrace
- the living area should be separable from the cooking area
- straight staircase
- office near the front door
- direct access from the garage to the house

Upper floor:
- children's room facing south or west
- bedroom rather in the cooler part of the house
- hallway with natural light

Above the garage, additional storage space should also be created, which can be reached by an external staircase. Unfortunately, I could not properly draw the staircase here because the floor height in the house is higher than in the garage. Therefore, the outside door to the attic is drawn in the exterior wall of the utility room.

Since the first posting, half a year has already passed. Do you already have any reliable figures regarding the costs, and is the 450k€ still your target figure?

Has an architect ever dealt with this? Have you ever talked to one, (also) one from a general contractor or something like that? What does he say about the technical room? And why does child 1 get a huge balcony, but child 2 does not? Measurements are not readable... Screenshots are not suitable for viewing.

Hello,

unfortunately, we are still waiting for the construction description and cost estimate. The plan is still with the draftsman, so currently there is only the unprofessional presentation. Since friends of ours are building something very similar in size and equipment, and their construction was estimated at €380,000, the budget of a maximum of €450,000 should not be a problem.

The large roof terrace results from the spacious terrace roof. Since we are getting a large garden, we are foregoing an additional balcony.

Then I keep my fingers crossed that it works out cost-wise. I wouldn’t see it that relaxed given the size proportions, but that is just my personal opinion. I’d feel that you are short by €30k-€40k.

Somehow it is still just the old draft with some corrections. Whether these corrections are improvements is another question. In any case, you can see that an amateur was involved, hence my inquiry about the architect. You can see that at some point they didn't know how to proceed anymore and just, for example, set the wall at an angle or placed the TK-room outside the thermal envelope. Oh dear...

The draftsman will only sign off on what you give him.

It is clear that the balcony only serves to give you a terrace roof. However, for me it would be a no-go if a child in a new building gets a preferred highlight room. A roof can be better planned. After half a year, something more sensible could have come out of it. The current draft has too many corners that are not rounded.
