80 sqm footprint and 177 sqm living area without knee wall, only with dormer – I’d say close to final: it has to be bigger inside than outside *scratches head*

As mentioned, as soon as we are finished, I will gladly upload something here. The discussion just doesn't help right now. We don't care whether it is 170, 171, or 180 sqm. It varies. With 8x10m, you are limited to the ground floor and upper floor anyway, and whether we have 5 sqm more or less in the attic is not important to us, since that will only be the parents' area.

The sliding door fittings are done by the drywall installer. Depending on whether the door should disappear visibly/invisibly, that is also his job. But it’s irrelevant since it’s not planned.

Still, it belongs to the total sum. Depending on the requirements for the electrical installation, it definitely makes sense to involve the architect and electrician. You should definitely budget 25k.

Well, roughly 10k each is sanitary pipe installation and underfloor heating. That’s why the question about building services was whether ventilation is included in the rest. If not, then the rest could be for the bathrooms. But my tip: go to a wholesaler beforehand and have the bathrooms planned. The sum will surprise you (like with kitchen studios).

Calculate the square meters. Under 5k won’t even cover the material. And the labor is very expensive.

You can look at it that way. Or you can consider whether a 10 sqm difference in the calculation means about €25,000 difference. Just as important for estimating costs is whether the carpenter/roofer installs a standard gable roof without anything on it or if large dormers, skylights, etc. have to be taken into account. That easily buries 10-20k right away.

So, regarding the shell construction including the basement, the architect once inquired with a corresponding craftsman who confirmed the calculation - possibly even a bit cheaper, but we probably won't start until next spring. So let's see how it looks then.

Thanks for your advice - we created an Excel sheet once and here assigned all rooms regarding flooring and roughly wrote down sqm prices and craftsmen costs. We come to a max of 18sqm of floor tiles. We have to see about the walls, but let's continue as before.
