Semi-detached house - who submits the building application first, wins?

I don’t know where I argued in favor of basements here–on the contrary, we built without a basement ourselves. But I do know about the difficulties that underpinning or certain disputes around it can bring. Even if you are in the right, as you described, it is not always fun. One should get good advice beforehand and during the process.

I am well aware of the consequences, but if he is not willing to talk to me.... my willingness to compromise has almost reached zero because of his behavior. Since he does not want to use the property himself and is focused on maximizing profit, I have become indifferent – who knows, maybe the future neighbor will actually like my design better?!?!?



As I said, I have a large garage (6.5 m x 8.5 m) as a basement replacement, where the garage loft can also be used. The house itself has a floor plan of 8 m x 12 m (2 full stories + converted attic). Does a basement still make sense?!? – I rather don’t think so because money is tight anyway

Now I ask back: How do you come to assume that this has no impact? I stated the reason in the bracket - of course it doesn’t have to be the case if this is a prime location where any price is paid. The fact is that if someone next to him wants to build with a basement, more money and effort are required. If this is considered by a potential buyer, it can already have an impact on the purchase price of the neighboring property or the buyer pool is thereby restricted. As I have already written, however, this is the neighbor’s problem.

Here we are – thank Mother Nature – not at home in a socialist state.

If a potential builder is interested in a building plot, supply and demand still regulate the market and not the wishes of the potential plot interested party the purchase price. If this fictional builder likes a semi-detached house plot, it is his sole decision to buy this plot at the offered price – additional costs due to basement underpinning included. What you describe here is almost as nonsensical as the idea that plot sellers are liable for soil conditions; fraudulent misrepresentation expressly excluded.

I certainly have not claimed here that a land seller is liable for the soil conditions.
Even if I did not express it in my first statement, one must of course not generalize:
Precisely these additional costs will certainly be a great selling point. Therefore, in my opinion, such negative influences (=additional costs + extra effort) can have an impact on demand (of course alongside many other factors) and thus also on the selling price. So socialism is certainly something else...
The constellation of one property with a basement and one without is certainly also not without potential conflict from a neighbor law perspective—have you already gathered any experience on this topic?
