Thank you very much for your input and the reading tips :). I'll take a look. Maybe I can send you the exposé sometime. Perhaps you can assess it. At least it looks quite professional and I think the companies involved are not unknown in the region. If so, by email?

I see no problems. You buy the property from A and the house from B. B is always your contact person for all matters concerning the house. It is not an especially unusual model. I see it very often (in my commercial) area. Combined contract – purchase contract with building obligation (and general contractor contract). I don’t see why one should not do it. Professional! Sounds long. Probably that is the latest handover date. I would check whether there is a "planned" and a "latest" date.

I see it similarly.

The real estate transfer tax is paid on the land plus the house. Only the extras are then not subject to real estate transfer tax.

what are extras? This means, for example, an additional bathroom or a wall.

Yes, or more expensive floors, etc. That's how I understood it.

I already see the line crossed between abuse of arrangement and tax evasion here. From three offenders on, criminal law speaks of a gang ;-)
