You mean in the event of insolvency? I'm not an expert, but in such a case there is a blocking period. But at least in this arrangement you already own the land including everything that is already built on it, provided it is paid for.

if you have a tip on how? I check the real estate portals daily and I found out that some brokers only publish their offers on their own portal. Unfortunately, sometimes you overlook that or realize it too late. Many things still apparently go under the radar. Unfortunately, you either don’t get to know about it at all or find out too late.

Buy actively. If you buy passively, the seller determines which properties come on the market, when, and how.

I don’t want to say that only the "leftovers" come to the portals, but rather the "second choice" in the sense of "none of the agent’s buddies and top clients snapped it up spontaneously." What you’re looking for are really quick sellers in the owner-occupier segment. Agents usually only include such properties in their visible portfolio so that no one gets the false impression that they have a gap in their offerings in this area. From the demand side, this type of property is usually significantly oversubscribed and definitely requires no sales efforts.

but what do you mean by actively buying? Placing an ad? At least I had considered that once.

I also think that agents only publish what they otherwise can't get rid of. However, the question is also how one becomes part of the exclusive circle of those who hear about these offers earlier.

*LOL* *SCNR* - you might as well place a personal ad saying "want to meet crazies" :) No, "actively buying" means approaching those who own what you want - not what they want to get rid of.
