There is one thing I have withheld from you because it would massively increase the complexity of the considerations: The architect advised not to write off the existing building stock immediately, let alone demolish it prematurely. If it were included, this would (depending on how extensively this was done) significantly increase the degrees of freedom in various areas, because then its protection under existing buildings could be used.

I didn’t even take photos during the inspection because it didn’t occur to me at all. 90 years old, only minimal maintenance during this time, wooden beam ceiling over the ground floor, strange building materials (exterior wall stones made of blast furnace slag o_O). The architect, on the other hand, sees on the positive side:
    [*]Construction documents fully available [*]Building window fully utilized in width [*]Staircase in a suitable location [*]Hardly any wall recesses required [*]Further use of the basement possible, suitable height levels of the floors [*]No visible damage at first glance (photos), but building diagnostics are necessary
This completely confuses me, also because of the frequently heard motto in the forum: "Renovation is more expensive than new construction."

In my area there is no more common building material than pumice, and river stone is "the same in green". Here you have a relative from this series. A volcano is, in a way, a natural blast furnace, although it works differently, but pumice is still a kind of slag. I have lived in pumice forever and would also personally prefer to build with it.

That you of all people would join the choir of ancient building supporters, I truly would not have expected... Seriously. If the story is not completely far-fetched, I would open a new thread in the Substanzbewertung forum. Especially if I have meaningful photos and once had a building savings contract in it. What rather surprises me is that precisely the topic of existing rights is a driver for the (partial) preservation of a junk house. I can’t recall any post in the forum where someone refrained from a complete demolition for that reason. Except, of course, for those in the outer areas. But that is quite another matter.

You, , want something special for a plot of land that is not necessarily suitable for a two-family house or a semi-detached house, with relatively high demands on space requirements, at least in terms of the number of rooms. The plot is relatively small, with an unfavorable slope, and a subdivision of the plot would also be your preference. You just have to bring all the information together.

Please excuse me: that reads as if you never went back to the property after the purchase and/or didn’t take a closer look at the old house and let it affect you.

Are you sure?

Sorry, but how do you know it’s pitch dark? And if so: often it counts that you get living spaces. Somehow you have to make the best out of financial means, the plot, and needs. What comes out is a nice house with flaws, which some like you mock, but at least they probably feel comfortable in their own home on a difficult plot. Your focus on the duplex doesn’t read any more attractive than the way you badmouth the neighbor’s house.

For the third or fourth time: photos, development plan, and so on. So far you’ve almost only given your opinions (or hearsay).
By now I’m wondering how old the old stock actually is, whether everything is really as you present it. Many suppress truths, don’t want to hear, and in dialogue much relevant information is portrayed differently than it is, just because there is no alternative to plan A.
