Self-planned single-family house 160m² improvements/opinions wanted

It was probably a bit late for you. Orientation is correct, the garden is in the south. Before complaining like that it's better to read / think twice. : she doesn't mean it like that... I don't find the design bad at all for a self-design. For me it's too much hallway, downstairs it's still okay, upstairs rather wasted. Mini bedroom and then the dressing room... I'd probably make a proper room out of that. But I'm not a fan of dressing rooms anyway, I consider it a strange trend. Otherwise I think the floor plan works, the living room is a bit narrow, true, but I don't see that as a fundamental problem. I would also leave out the pantry and instead simply make the kitchen bigger. The pantry brings zero storage advantages and makes the kitchen small and outdated.

Yes, she means it that way and is also right, sorry.

When you read many plans, it is simply annoying to keep turning them around in your head because no one wants to orient them to the north. It really isn’t a big deal to rotate an image and it saves a lot of unnecessary twists here, because most people assume (and that's also the norm) that north is at the top.

You make it easier for yourself and others here if you follow this simple rule. And since ypg says a lot about floor plans and can definitely qualify it, the outburst is perfectly understandable (at least I can).

Sorry, but if there is a large, clearly visible north arrow on it, you can expect this transfer skill and don’t have to start swearing right away... It’s annoying when no cardinal directions are given at all and the site plan is completely missing. Sure, your contributions are valuable, but whining about such a small thing is simply unnecessary.

I would, if not otherwise possible, separate the hose with a partition wall or a tiled stove between the living room and dining room. In my opinion, the pantry doesn't bring much like that. Why not have a door to the utility room and also use it as a storage room?

I agree with , if you want a platform staircase anyway, why not plan it then?

You don't want a separate room for garden or workshop by the garage?

I completely agree with YPG and Climbee .. well, at least there is the North arrow here. I admit, I always open the pictures in IrfanView and rotate them 180° ... then I don't have to mentally rotate the image by 180° for every sentence or thought.

So, that's that.


    [*]I also see the WZ hose.
    [*]The pantry separates the tall cabinets very much .. and think of the ergonomic kitchen triangle of cooling-washing/preparing/cooking.
    [*]An office as a home office for 2 people is not viable at all. With the rough construction dimensions, there are only 70 cm for a proper swivel chair and if I look at mine, it would hit the wall behind with the slightest turn.
    If two people work simultaneously in the home office, I would also try to create 2 separate offices ... perhaps each roughly 2m x 4m, separated by a partition wall erected after the finished floor, with 2 doors into the room. Then the room can also be quickly enlarged again (a proper combined home office with a guest couch or so) if the professional situation changes. I imagine 2 people currently on a call with different conversation partners, etc.
    If there is enough space, the situation with room for proper swivel chairs can probably be avoided if desks are planned rather along the wall.
    [*]Sauna ... if the tub is about 180 cm, with the sauna walls, plaster, etc., added, then the interior dimension of the sauna will not exceed 140 cm ... is that desired?
    [*]I also don't find the parents' closet very suitable, definitely disturbing if one still sleeps longer.
    [*]Children's rooms, I would always try to plan with 140 cm beds (teenage period).
    [*]Number of parking spaces according to checklist 1 ... does that mean you only have 1 car or should it mean .. garage 1 space and 1 extra parking space? If 2 cars, then despite 1 garage I would always try to find enough space for the 2nd parking spot so that you don't have to move both cars if the wrong one is currently in the garage.
    [*]In general, I would also try to develop a bit more west garden.
    [*]Oh yes ... your overnight guests stay in children's room 2 ... or is the second child definitely planned there?

Yes. After all, we answerers provide great added value to the questioners here, and thus for free for something that saves a planner/architect several thousand euros. It is also okay to grumble or express one’s opinion when (once again) nothing is as it seems. Since we sometimes write the odd tip on the go, the matter has to be well done. Rotating on the phone is not. If quality is wanted from us tip-givers, then quality must also be present as a basis from the start. Every six months, someone takes this constant frustration.
