Selection of land from 4 privately-owned plots

Dear community,

we have the choice between 4 plots of land that we could buy from private owners. Specifically, these are the 4 plots numbered in the development plan.



Building plots 1 and 2 are approximately 500 m² in size. Plot 3 is somewhat smaller. Plot 4 is around 400 m².
The development plan requires a garage driveway of at least 5 m.

We plan to build a single-family house of about 150-180 m² with a garage.

Which of the plots would you advise us to choose and why?

400sqm for a detached single-family house with a garage I find too small. There is hardly any garden left. I would therefore look to take 1 or 2. The two plots also seem quite equivalent to me otherwise and offer a lot of freedom in placement. Both also have the advantage that the neighboring buildings to the north are already known and presumably nothing more will be built there. Basically, I would first stand on the plot with the plan. It is already recorded in the Geoportal, so presumably already developed? I would also always consider in the decision how you want to roughly divide it into house, garage, terrace, garden. In the new development area, there is always the problem that you don't know what the neighbor is planning. PS: I just measured again... for "about 500sqm" these are very small values of 500, rather around 450-460

After a short consideration, probably 2. That way you at least have the west-facing sun in the garden in the evening, if Nr1 doesn't build too high fences.

How is the existing house north of Nr 2? Balconies facing my garden wouldn't be cool either...

3 badly laid out. 4 small and on a bigger street.

We are also leaning towards 1 or 2. I am generally a fan of a north-facing terrace. Therefore, both plots would actually be quite suitable.

I could imagine plot 2 with an attached garage (yellow) as follows:


However, in general, there would be quite a lot of glazing on the north side. Does that even make sense, or will it be too dark there or will the insulation value be too poor?

The existing house north of 2 is an old farmhouse. Probably not even inhabited. It is quite possible that a multi-family house will be built there at some point.

So I would also exclude 3, 4 is indeed on the "bigger" street but that is certainly not a street that is really heavily trafficked. That's why it's not exactly in the middle. It would depend on the size! Otherwise, it simply depends on the surrounding buildings and the exact plot sizes. If it fits, I personally think, since this is rural, that 4 is also not uninteresting and for 1/2 the neighboring buildings would decide for me.

Without knowing the exact measurements, I would probably choose the 3 :)
In the east, the garage as edge development, access from the east, main window facing south (I always assume a hedge) and a nice west garden with a long sightline.
