You have given yourself the answer: the same property without land can fetch about +/- 100,000 more in BigCity than the property in Duckburg, where no one wants to live because it's the middle of nowhere.
Where there are hardly any properties left because they are quickly sold, you might be willing to pay the premium (-> market value) over the official value.
Look and compare on the portals with equivalent houses.

We also searched for about 2 years. During that time, 2 houses possibly came into question, but we wanted to compare first, maybe negotiate a bit, etc. In the end, both houses were gone very quickly. Based on the information, the house is certainly not totally overpriced, but even an appraiser can only apply flat rates and then comes to a value X. Whether this is too high or low only becomes clear by whether the house sells at that price or is listed forever. A house is always worth as much as someone is willing to pay for it! This house is probably worth roughly the price according to the exposé and will surely be sold for about that price. Only the OP can judge whether it is WORTH THAT MUCH MONEY TO HIM.

Well... 150 euros/sqm can mean anything and everything. In our town, that's the price for the industrial area.

But it has to be worth it for you.

What is important with photovoltaics and what you need to find out beforehand is whether the photovoltaic contract can even be taken over! The previous compensation was 45ct, today only 12ct.

But there are experts in another quite blue forum with photovoltaics in the name.

If you can't take over the contract, 2700 euros quickly turn into 800 euros.
