Thought you are the builder...

We bought the apartment from the builder when not even the basement had been excavated yet and of course accompanied the construction all the way. Sorry if anything else was implied.

We have now had the appointment with the craftsmen. I was offered two options for fixing it, either a credit or a sheet metal that is 30cm wide, which makes the awning sit much too high. I believe there must be another way to fix it. I have now asked another craftsman to take a look at the whole thing. How would you proceed? I think an aesthetic defect cannot simply be covered with a sheet metal, nor is it a professional solution.

Are you the contracting party of the craftsman companies or is it the builder from whom you bought an apartment? That would clarify against whom you can assert a claim and how to evaluate the craftsman company’s offer.

The contracting party is the builder. He commissioned the craftsmen to make corrections. I can assert the claim against the builder. I would be interested to know what happens if the second craftsman says the correction was not carried out correctly. Does a third expert have to be brought in to clarify the situation?

From the pictures, it is not clear to me that the insulation boards are protruding here or that there is no flat surface. I see a joint line or a height difference in the plaster.

I wouldn’t find that nice either. Making it 100% invisible to plaster afterwards is indeed not that easy. But it should definitely be better. Was the underside of the loggia not insulated before?

A side note: In reveals, reinforcing mesh is usually also provided under the plaster for a ETICS façade to reduce cracks (keyword "ETICS processing guideline reveals"). If this was applied during the subsequent insulation, then the plaster joint should not look like it does currently.
