Rented condominium financing - your assessment?

If the garage is already included in the 320€, that would be too expensive for me (same approach as @toxic) or the apartment generates too little rent – you can look at it any way you want. Or is the garage rented out separately, if yes, what does it bring in?

Hello, you have a decent net income, according to your statements 1000 € left over but a car loan and only private pension insurances.

Where is the equity ???

One should definitely create a certain buffer in case you end up with an unpleasant tenant who does not pay and leaves a rental apartment in need of renovation after a court ruling. Even if 70k represents a manageable risk.

I would start with homeownership rather than a rental apartment anyway at a young age

5.80 cold rent per sqm for an apartment that is relatively new sounds relatively low at first. What is the rent index like in your town? In case of a change of ownership, the rent can be adjusted to the local rent index.

I would personally only buy an apartment for rental purposes if a) I myself own a property (in which I also live) and b) I don't have to spend more than 5 minutes calculating whether I can afford it. Usually, such an investment only pays off to take advantage of tax benefits.
