Renew garage floor - experiences, recommendations?

Hello,

the garage floor in our house has clearly visible dents / cracks and chipping which partially go into the underlying (I assume) screed.

This is to be renewed and I am now considering which type of flooring is best suited for this.

Do people still put tiles in the garage? Or rather just sand it down and apply a new protective layer? Or a better alternative?

The decision naturally depends on your personal preferences, your budget, and the use of the garage. Tiles can be a good option because they are robust, easy to clean, and durable. They can also help protect the floor from further damage. However, you need to ensure that the subfloor is stable enough to support the tiles and that any cracks or unevenness in the screed are repaired before the tiles are laid.

Another option is sanding the floor and applying a new protective layer. This can be a more cost-effective option and renew the floor without completely replacing it. However, this may not always fully address all issues such as deep cracks or chipping. At that point, you can also take a look at microcement. Sounds interesting so far, but I have no personal experience yet. However, I had read about this option in the forum. The nice thing about it is that you can optimize and adjust the slip resistance class.

Another alternative could be the use of coatings such as epoxy resin or polyurethane. These provide a robust and resilient surface that is easy to clean and offers good resistance to chemicals and wear. They are also available in various colors and patterns to reflect your personal style.

You could also lay PVC tiles over it, but that does not necessarily protect the subfloor!

Due to various other issues, the project was postponed a bit, but it will still take place this summer.

Our garage floor looked similar. I proceeded as follows:
(Note: The car is only rarely driven into the garage)

- Swept
- Vacuumed
- Applied thinner or primer
- Generous amount of Albrecht garage sealant (clearance sale at the hardware store) / 2 coats

Advantage: quick and inexpensive
Disadvantage: smells terrible, even for several days (caution, possibly wear respiratory protection), by no means perfect - let’s say an 80% solution.

The result vs. price/performance/time was fine for me. If necessary, I would make repairs beforehand.
