Relentless criticism wanted! Floor plan 160 sqm

I am already corrected to a 29 x 26 plot... The building window must have this 15 meters depth that the first architect took. The current one plans 10 meters width... the width of the building window will be everything minus the setback areas in the west and east. And yes, ultimately I ended up with what was posted here. Of course with corrections.

Namely: I have the feeling that the decision about the view is definite. A closed kitchen in the north near the terrace excludes the view. So as the client wants: living room in the north. Because everything makes the living room a corridor, since over 40 sqm is definite. And no: the slope is not steep enough to put the living space below. That is nonsense here. You have to pile up a bit in the north, in the west the slope is such that you can accommodate nice windows there. The bay window only serves to achieve size.

I would probably invest THAT money from the bay window in a house with split level. Yesterday I was lying in bed and only had that idea left because the other ideas didn't reach me
And maybe with an offset shed roof to provide the children's rooms upstairs in the north with sunlight. So ridge east/west ???

I have to say, the prospect is already making me quite curious if you put your living room in the north for that. Can we take a look sometime (Foto)?

Hello! We had an appointment with the architect yesterday! I will get in touch in the next few days with proper pictures of the property and the new plan! Split level is rather not an option... We want all rooms downstairs on the ground floor because we think we might spend all our time on one level as we get older...

Really nice view - but how sure is it that a building area won’t be designated there in the next 10-20 years?

And then? No more view or a view of the new neighboring roofs, but a dark living room instead. Congratulations!

Unfortunately, you always have to expect something like that. I still remember very well an acquaintance of my mother who proudly showed us her new house with the (admittedly) phenomenal view from the living room and replied with full conviction to my mother’s remark how sad it would be if they started building in front of it: "Nothing will be built there anymore, the mayor promised!"

Three mayors later, this house is now in row 7 or 8, you can still see the view in old photos...

Lessons learned: Build so that the house works even without a view. A beautiful view is a nice add-on, but shouldn’t be the center and focus of the planning. Unfortunately, for most plots, it is not secured forever.

I always say: Are you looking out the window all day or what are you doing? I go to work during the day, in the evening the light is out outside for a third of the year when I’m at home. And in summer? I work then too... and when I’m at home, unfortunately I still have quite a bit of daily work to do, some gladly also voluntarily. Glancing out the windows from inside now and then: gladly, also very gladly at our beds, our terrace or the arrangement in front of the terrace door. And when I’m outside, I also wander around the property, pinch at the plants, admire everything, try out the benches at every corner of the property and then eventually close my eyes on the lounger. In that respect: the view is a nice-to-have, but the sun is more important. (no light no view )

However, here in the north the building boundary that divides the garden anyway...
