Phew,

Even though some general contractors also offer individual floor plan changes, it is not a given that these changes are successful. This design is a good example.

What kind of bedroom is that? Was the balcony desired? What is it supposed to be for? What about the basement in the south? Indicated in the photo is a basement that needs to be buried but is presented openly on the sunny side?
That's a prank, isn't it???

How high is the knee wall?

I fully agree with kaho. If I interpret the pictures, the slope seems to fall towards the west. Then, with a house location like kaho's, finished rooms in the basement towards the west would be suitable. The terrace would then be on the south side of the house.

The view is emphasized here.

Of course, everyone has to decide for themselves how to combine the problem of garden access, sun orientation, and view into one.

For some, the view is more important than the sunlight that falls into the living spaces.

Here it was mentioned: because of the view!!!

However, for me this is already a challenge overall for the house and its location on the property, that I wouldn't want to impose the constraint with "entrance must be in the east" or a raised staircase (whatever).

The rest will be nice too, no question. And then there's the slope...

I would also classically place the garden to the south, the basement with a window to the garden, that really invites you!

But with this general contractor, it will probably be unavoidable to hire an external architect if the GC agrees to that.

By the way, the location of the house on a slope reminds me of a thread here, where I still have the draft on the PC: south-facing slope, approach from the south, grandpa was supposed to be in the basement...

Unfortunately, the slope is always so hard to assess... is it as steep within the building area as it is over the entire property, or how is the slope distributed? I like to have pictures of the property and some elevation measurements.., then you can also evaluate the view.

Hello everyone,

wow! So much response in such a short time. You are amazing.
We also see most of the issues you raised!
Shower bath a no-go.

I have uploaded the site plan with elevations again for you.

Kaoh674 and RomeoZwo YPEG We like the idea of placing the house crosswise at the back.
But unfortunately, this is not possible due to the development plan.
On the plan, the house now basically touches the building boundary.

11ant on the plan with elevations you can now see the floor plan from the architect. I am curious whether you find it more successful.

For us, the living room is too narrow at 3m. And the building would be about 15 m long overall and therefore actually much too big for us :-(
Considering you pay per sqm. Unfortunately, our budget is also limited.

hayden what do you mean by 3.5? We would basically want to keep the basement as living space open. Prepare everything so far, but currently not use it yet.

Nicola, we have not had any concrete kitchen planning done yet, we do not need as many cabinets as are currently drawn in there. Possibly there should also be an exit here Knee wall 1.5 m

YPEG The entrance should really be from the east or south because there is only a dirt road to the north. And we are really very convinced of view over sunlight *shame* To the north, the slope is actually much steeper. See elevations. We would be interested in the plan with grandpa if you find it.

Nothing against a shower bath, but a toilet without a bowl and without a sink is not really improved by a shower - something essential is still missing.

I would have kept this architect; he is more useful than the one from the general contractor.
