To me, however, this looks like two plots and two semi-detached houses.

Good point - either that (where the semi-detached houses would then share a common pitched roof with a ridge in the middle ), or the intended ridge line is drawn beyond the building window. However, the two garage building windows speak against that...

As I see it, there is about a 2 - 3 meter height difference diagonally across the building window.
So the house should be almost completely out of the ground at least at the lower end of the building window (south), right?
Level access would thus only be possible from the upper end of the plan (north?).

Regards,

Dirk

Hello Tom,

A "regular" house will hardly be possible, because the basement will be exposed or you will have to bring in a lot of soil.

As I see it on the plan – subject to reservation, since I don’t know the terrain heights nor the municipality’s requirements regarding the top edge of the finished floor – you will have to fill in soil anyway to enter the future house through the ground floor.

Have the properties already been merged?

Rhenish greetings from on the road

Hi everyone,

thanks for the feedback. You saw it correctly, the plot can be developed with two semi-detached houses or a single-family house. We would build a single-family house on it.

@Doc.Schnaggls: I believe the slope runs exactly opposite to what you think. The slope is higher in the south (so at the bottom) than in the north (at the top).

If we were to enter the house regularly from the north, we would basically be standing in the ground on the south side.

That's why I thought of something like the following measures.

Generally set the house "somewhat" higher so that you have to climb a few steps at the entrance in the north.

And remove "somewhat" of the earth on the south side. But I just don't know how many meters you can bridge with something like that.

Plots have not been merged so far, but according to the building authority, this is not a problem.

Then you should have asked your other question there as well. Because there is someone who should be able to tell you what is still ok or not ok there.

But with the slope as you describe it, you basically want to build 1.5 floors into the ground.

You can certainly expect additional costs.

I also wonder where the double garage should go then.
