"Regular" house on sloped plot possible?, 1m slope

How about the idea of placing the entrance in the north in the "basement" and then coming out onto a terrace to the south on the 1st floor?

Building the garage directly onto the house and covering it with soil would then create a level west or east garden (provided it is permissible).

How have the others solved it - whether semi-detached house or single-family house? Or has every builder now stayed away so that the planned semi-detached houses are not being built, but the plots are also approved for EFHs? It’s quite a cost issue, these earthworks and the supports... especially when you also consider that there wouldn’t be an adequate play area on the lawn?

The building area has only been for sale since last week. There are no other developments there yet.

The house is 11m * 9m and the garage is 7m * 7m.

There is not even a slope of 1.5m inside the house. I would have assumed that this could easily be compensated by a few steps in front of the entrance door.

I must say, I am becoming more and more comfortable with the idea of entering the house through the basement.

On Monday we have an appointment with a general contractor who also has the complete development plan.

Hello Tom,

just a small note regarding your drawing:

How far would your garage exterior wall be from the property line here?

It is possible that you either have to place the garage directly on the boundary or maintain the required setback distances. There is often not much room for negotiation with the building authority in between.

If that would be the case for you as well, you could simply make the garage a bit wider or, with distance to the house, place it directly on the boundary and possibly position the house entrance in the basement wind- and weather-protected between the garage and the house (like an upward open hallway).

Just to be safe, ask the building authority directly beforehand how this is viewed.

Did I understand correctly that the highest point is bottom left and that each contour line goes 1 meter down? Then it doesn’t look that bad after all. The garden area will be a nice slope – in the west as well as in the south you are on one level (terraces). Your basement will be open to the north and east... but why do you want to enter through the basement? You could level and fill a bit so that you can enter the house on the north side at ground level. The garage would then best have the same level as the basement. Then you could create a practical connection here and sow grass on the roof and integrate it into the garden as a level.

I would like to give you a brief update:

We looked at the plot with two construction companies, both advised us to choose another plot in the development area. We are currently pursuing that.

The other plot has an incline of only 0.5m over the entire area and is therefore much easier to build on.
