Hello everyone,

we want to build a turnkey solid house (with a basement) in the Heidelberg area (Schwetzingen, Oftersheim, ...). Initially, we considered building with a large provider like Kern-Haus or Viebrockhaus. However, the experience reports here in the forum changed my mind.

Therefore, we want to find a regional general contractor.

Can you recommend good GCs in the Heidelberg area?

Thank you very much in advance.

Just to be on the safe side: You already have a plot of land?

Yes, the plot of land is basically going to be available soon.

GU, who have been mentioned in various places here in the forum: - Weton - Geiser

Has anyone already had positive experiences with them?

Take a look here: - but why look for a general contractor at all, let the tender decide that after you have planned with an architect (the learning experience of thinking away from the big names should not be the last one)?

What do you mean by "let the tendering process decide"? Award trades yourself? If so, that is definitely not an option for me. I have gathered too many bad experiences in my circle of friends with this. Prices partially exploded upwards during the construction. Therefore, I want to take care of as little as possible myself, since I partly don’t have the expert knowledge.
Thanks for the link, I will take a look.

I meant that from a tender it emerges whether general contractors respond (based on experience, this is the case if you follow my recommendation not to exclude such applications). The tender is typically made by the planning architect. You can also be accompanied by other service providers for this – as long as it is not the one chosen in the thread . I currently find no available capacities for this myself (at present, the earliest opportunity with me would be after Carnival). Then those friends made (mean, but simple and avoidable) mistakes in their tenders. For tenders, you need more experience than (construction) technical knowledge. That comes more into play during construction management, which I also recommend to be filled preferably by the planning architect – but here too, there are independent specialists. *ROTFL* *SCNR* you should explain this in more detail, what a "so to speak available" plot is (?) I do not recall having read about Geiser here (nor personally met them), as for WETON, to my recollection built with them satisfactorily (and I also tend to consider them recommendable).
