The material costs are already included in the offer from Bien-Zenker. The actual house costs are lower. According to the seller, all costs are considered. I know that this does not have to mean anything, but so far I have not discovered anything (except material costs for the kitchen) that was forgotten. Of course, I am aware that unforeseen costs will still arise. Also, the costs for floors/walls/ceilings/sanitary facilities are probably set too low at €8,000.

The roofers will not work for free, but for a small fee. Own contribution "roof covering" is not yet considered in the offer. So some savings could still be made here. The carpenters are my father and my grandfather. I would be quite shocked if they accepted payment aside from basic refreshments ;). It is similar with all items where I wrote "family" behind. I also have not planned in an electrician, since according to my research the acceptance of electrical work is not really cheaper than the electrical work itself.

I hope to find a construction company where more can be done by oneself. Of course, one first has to find the time for it. I am relatively lucky with a 37.5-hour week. In addition, we live very cheaply in rent, so that a somewhat longer construction period would not significantly affect the costs. For example, with massahaus, the possibility of boarding is added as own contribution, which is not possible with Bien-Zenker. But massahaus is practically out of the question because the seller is not exactly acting seriously. But that is another story.



I had hoped to get by with this amount due to the earthworks to be done by ourselves. I will take a closer look and recalculate, Bauexperte’s list is very good.



We would not manage with €1500 monthly. Also, after the calculation of €400 incidental costs (which are probably relatively high) and €1000 credit costs, I still come to €1800, which is already a significant difference. €1800 is quite feasible for us, albeit with sacrifices (e.g. holidays). Due to holiday and Christmas bonuses as well as the bonus, about €600 net additionally come in monthly on average. I have deliberately not included these to calculate the absolute minimum. In emergency mode, €1800 are enough to live on; normally, €2400 should leave some room for special payments.



She will definitely have finished school by the time we can start building the house. But for two reasons I have not included her income:

- During the construction phase she will have more than enough to do
- She would first have to do training. With tax class 5 there probably isn’t much to expect when you factor in the additional costs (car, food, etc.).

If there is no room to adjust the overall budget, perhaps the price of the plot of land should be adjusted. Are there possibly cheaper alternatives available with you? Unfortunately, not everything can be built on every plot of land. A development plan can, for example, lead to significant additional expenses if requirements such as Kfw40 or similar are demanded. Therefore, your idea of securing the building plot is not bad – but look at the parameters – you don’t want the plot to make building impossible.

Hello, have you ever been to your house bank or another bank and had them calculate how much credit you could afford? Banks often set flat rates for living expenses, and even if you spend less, the bank calculates with these flat rates, so it may be the case that the bank does not want to provide you with as much credit as you are currently calculating. At first glance, your assumption of a loan amount of 300,000 EUR and a loan installment of 1000 EUR also doesn’t quite seem to fit (I think the installment would have to be higher for this amount), but others here in the forum are more knowledgeable about this topic :) Best regards

Bien-Zenker at that price with the area and basement?

I believe many things, but never that!

We were over 200,000 EUR plus additional costs with less area and without a basement with them.

Thanks again for your responses, there should still be some flexibility in the total budget, but then we will have to postpone the construction. Which is definitely an option. Unfortunately, not much can be done at the building site at the moment. We have to be glad to get one at all. Many want to build due to the low interest rates, and municipalities and private sellers charge accordingly. It would of course be cheaper if you move to smaller villages away from infrastructure. But we do not want to build there.



It is quite possible that you spent significantly more for less area. You probably indulged in a bit more luxury here and there. For example, better insulation, heating or bay windows/dormers, designer floor coverings and sanitary fixtures, chimney, less own contribution. I have the offer here; if you do not want to believe that, of course you are free not to.

Regarding the loans, I have only used online interest calculators and calculated with average flat rates concerning living expenses. According to that, 350,000 to 400,000 should be possible. But that is too much for me. However, a meeting has already been scheduled.

There are two of us, without children, with a net income of 4,500€ and the maximum was 400,000 loan. With a "normal" life including insurance, two cars, etc.
Better don’t rely on any calculators on the internet. Simply keep a household budget, then you already know what you can afford with consistent conditions. You can forget blanket statements. Also always keep in mind that a house entails more ongoing costs. Higher insurance, reserves for future investments, higher heating costs, etc., etc. the list is long..
