... I DON'T just THINK it, I KNOW it! I am currently in the middle of the construction phase myself, meaning our planning is just taking shape and the first invoices are cheerfully arriving (but the basement isn't even finished yet and it is being built entirely by ourselves, since we are professionals!). Well before the start of construction, we had already spent a good €50,000 without a single spade having hit the ground on the property (893 sqm in the countryside) for things like the land itself, property transfer tax, notary fees, land register changes, mortgage registration, building application fees, water connection, etc. If I only had €100,000 left for the house now, I wouldn't even be able to finish the shell, it's that simple.

Kerhan and the others are of course right, forget about the 150 thousand euros very quickly. A tabular listing of the realistic costs will quickly sober you up. Then items like the property transfer tax are added (in Bremen or Lower Saxony it is 4.5%). So after purchasing the land you immediately have a bill from the tax office in the mailbox. I honestly find all the questions you bring up here remarkable. Anyone who builds today and does not want to leave everything to an advisor or general contractor (which depending on the effort costs a lot of money) has to - partly laboriously - fight their way through information on the Internet and elsewhere.



Such questions are completely pointless. How should the participants here know your interests or what you like? You have to be active yourselves and also drive around sometimes.



From personal experience I can say that this is not easy. Also, everyone has different demands on the construction or the execution of the construction work. What is irrelevant to one may disturb another who will then, if in doubt, pursue a correction for a long time. Our construction company went bankrupt shortly after (fortunately) our house was finished. I had the company extensively checked beforehand, yet the insolvency was surprising. What I want to say is that you are not exempt from such things; there is no 100% guarantee.

Best to keep saving or to calculate with significantly more money. A buffer of 20 - 40 thousand euros is realistic. In building, nothing goes as smoothly as one imagines. Every additional socket later costs significantly more money than if it had been considered in the planning right away.

Wrong assumption. A partial basement is not much cheaper than a full basement. The earthworks also have to be done, the ground at the end of the partial basement must be supported, the transition to the floor slab must be properly prepared.
With just a floor slab alone, you can already expect €10,000 - €15,000. A partial basement can't be cheaper than that.


Paving the driveway and paths?
In our new development, the development plan requires that the planting of wooden plants must be done in the year following the completion of the house. That also costs money.


If you are just looking at the first page of this category and read in a little (only 1 - 2 threads), you’ll see the question over and over again whether you can get a house for price X.
You’ll also always find price information in there. That’s probably why some users are a bit annoyed when the same question keeps coming up *rolls eyes*

To inform yourself means also reading the other posts. And if something is unclear, feel free to ask again.

I am always honest and therefore tell you that you are quite brazen in your approach if you already call the few answers so far "exaggerated." I find your apparent unwillingness to read up on the forum here lacking. Maybe you can imagine that your questions have already been answered on a loop? I know that most newcomers aren't that keen on initiative - kind of like: "oops, someone will save me the searching and answer" - a bit of cooperation should still be a matter of course. I am curious how you will title my answer ... this is certainly not a "cuddle group" :confused:


And what about the earthworks and the refilling and compacting for the actual slab? A partial basement is always immensely expensive in relation to a full basement. Your 30 sqm will probably cost about EUR 25,000 in total ... in the North!


Minimum – depending on layout – 350 sqm for a detached solution. So in total in the village €8,050.00 or in the small town €24,500.00. Remaining in the first variant about EUR 141,950 and in the other about EUR 125,500 for the house and all incidental construction costs.


House as KfW 70 efficiency house – EUR 192,000 (in the North)
Full basement – EUR 35,000
Additional building costs – EUR 35,000
Painting work in own effort – EUR 10,000
Floor coverings in own effort – EUR 10,000
Outdoor facilities in own effort – EUR 10,000
Reserve for extras – EUR 10,000

In total "house" – EUR 302,000. Already without land you have a shortfall of EUR 152,000 in your desired setup.
