no, the EUR 1,500.00 per sqm can be considered a guideline for a turnkey construction with reasonable equipment.

Regarding soundproofing - of course, there are different versions even with timber frame houses. Friends of ours have a timber frame house where you can hear if someone is talking in front of the house - you don’t understand what they are saying, but you hear it. We are currently building a timber frame house as well (although from a higher-priced manufacturer), and there we can’t even hear the running engine of an old truck (tested last night).

Originally, I was also convinced that only a "solid" house was an option for us, but I changed my mind quite quickly. If you want, I can gladly give you the link to our construction blog; there we described the selection process of our construction company in detail. Ultimately, you have to make your decision, as both solidly built houses and high-quality timber frame houses each have their advantages and disadvantages.

The price difference basement <=> slab can then be calculated for you by the architect or the construction company.

Ok, the numbers sound quite good. Just to understand... the ancillary construction costs also include the foundation costs, right? And those are roughly to be estimated at 30 to 40k if I read that correctly in the forum!?
Ah ok now I know what stainless steel spargel are. :D
What disadvantages do they have besides the appearance, if they are significantly cheaper??
Regarding the topic of soundproofing and solid construction I will talk to my friend. Dirk, why did you change your mind from solid construction to timber frame construction after all??
Could you just briefly name a few pros and cons or a link? This has surely been discussed in the forum here before. But I haven’t found anything yet.
By the way, I would also be interested in the link to your blog.

Hello Chrissy,

that's right, you can roughly calculate additional construction costs at around 30 - 40 thousand EUR.

The stainless steel chimneys can only be installed on an exterior wall due to their design. Therefore, the stove is of course also placed on an exterior wall and not, as we ideally like it, in the middle of the house.

It wasn’t really terribly rational reasons that made me switch to a timber frame house. I simply noticed that wonderful wooden scent when entering the first show house of our manufacturer, which I liked immensely.

Until then, I only knew one prefabricated house in detail from the 1970s belonging to my parents’ neighbors – but that's a terrible rickety shack. Swaying balconies, creaking stairs, crunching floors – those were the main reasons for me against a prefab house.

Since those issues are no longer a problem with high-quality timber frame houses today, and colleagues from real estate financing also told me that with good timber frame houses there is no difference in value and creditworthiness compared to solid houses, I guess the wooden scent was the deciding factor.

In my opinion, the biggest advantage of a solid house is that you can still change many things after construction has started. Of course, those possibilities are very limited with a prefabricated house.

Thank you very much Dirk, I checked out the blog and realized that I had already looked at it a while ago while browsing. I find the blog nicely written and interesting to read. :)

My father said over the weekend that the municipality also has to approve the building application. Do you ask them separately and what happens if the building authority does not agree but the municipality does? Who has the "final say"?

And then I wonder; do you sign a construction contract only after a positive decision (if the construction company also handles the permit) or can you withdraw from the contract if you do not get the permit?

Hello,

We find it more practical to have the wood stove in the middle of the house, as it can radiate heat in all directions there and does not warm an exterior wall.

In our case, the building authority is located directly in the town hall. If it is with the [Landratsamt] in your area, I think its decision will carry more weight than that of the municipality.

However, I am not certain.

The company will surely create the draft for the building permit process for you only after signing the contract.

But you had already signed, hadn’t you?

We will have our fireplace on an exterior wall with a 'normal' chimney. It simply fits better there between the dining and living areas, and the chimney is not in the way anywhere. Since we have a large living/dining room with an open kitchen, warmth will reach everywhere. If you leave the doors to the hallway open, it will also get there, and the ventilation system also benefits from the warm room air and can use it to heat the supply air. It's all a matter of individual planning.

In our case, the municipality also had to approve the construction application, just like the neighbors. This is because we are building in a district of the small town (building authority). However, if you either follow the development plan or, according to Paragraph 34, adhere to the neighboring development, then there will be no problems from anyone.

You should speak directly with your construction company regarding the permit.
