So what has developed further now? Interest rates have risen again, of course. But are you buying the plot? And with what parameters are you currently estimating the construction costs? The land itself will definitely be feasible..

No, there is nothing new. On Friday, we had calculated what 500k would cost us monthly over 15 years fixed interest. That comes to just over 2,000 euros per installment. We have inquired about construction costs with a well-known architect based on the development plan and our wishes. He comes to 450k (without planning costs included), although he admitted that currently no fixed prices are coming from the companies he works with. That means if we started now, we would need at least 500k credit without a buffer included. Given the impossibility of fixed prices, we would not want to take the risk. Especially since interest rates are still rising, and the rate from Friday would probably be a thing of the past by the time we could present a concrete project. And we don’t know whether we should hope that the situation will ease within 3 years and that at least concrete calculations will be possible again. Unfortunately, all forecasts currently look bleak. We don’t believe that the municipality will extend the development period, although for example my home municipality (about 200 km from here) is currently giving all builders who buy this year 1 more year to wait out the situation a little. And one more comment on the current situation: In the neighboring municipality of "our" plot, there is also a large development area, where 60% of the plots have been available since March. They cost between 100-140/sqm – so they are not that expensive either, but the situation is probably putting many off at the moment.

I watched a short report yesterday about the financial situation of those currently wanting to build: it is simply not feasible for those calculating at the moment :(

Yes, I expressed myself incorrectly there. For most, it is a question of financial feasibility.

The sad thing is that in the building areas I am talking about, explicitly only "young couples and families" should be allowed to build. And exactly this group currently cannot afford it because, due to the training or junior staff situation, there is often little equity available and the income is lower - unless one is wealthy from the start/has inherited. And that probably does not apply to most.
