Property purchase / financing in the current situation - yes / no?

Maybe this trend will come back. Then we should still be able to get a plot in 1 or 2 years. We still have a few development areas on the list that are supposed to go on the market next/ the year after next. But that is also speculative.

Currently, I would assume that plots of land are easier to obtain in the medium term. The problem is, it doesn’t help much if you already have to consider now whether the construction is affordable. Construction prices would have to collapse drastically to compensate for the increased interest rates. And in the medium term, inflation is likely to settle; we are currently seeing the first signs of a wage-price spiral in areas with strong unions. The other sectors will follow in two years. This will certainly also affect interest rates, because you cannot fight 8% inflation with key interest rates of 0-2%.

I think the chance has never been greater – whether it will happen remains to be seen. But you are young enough and secured through the public sector. And the income is also good. Previously, with cheap money, you competed with families who went to the maximum and hardly paid down. You can always sell again with a decent profit. They are all out of the game now, and they won’t get back in that quickly.

In that context, I dismiss the recency fallacy – not everyone has left the old patterns of thinking yet. Prices do not fall with rising interest rates, we all inherit wealth, the seller always sets the price, etc.
Since today at 10:00 at the latest, it is clear that nothing will remain as before. The flood of articles in the public about real estate makes quite clear what has been obvious to every observer for months.
A look before the boom part of the cycle – 13 years ago development areas remained empty for a long time, and the municipalities were stuck with the costs. Houses stood for 12+ months for sale until a buyer was found. Bargains were made at foreclosures. You could still build anyway...

A very nasty half-decade is almost certainly ahead of us. Whether people will want to build then is another question. ;)

We have contacted the person via email at municipalities that interest us, whom we were able to identify on the municipality’s homepage as responsible for building and housing. Usually, they either had a list of interested parties for plots in the municipality or could at least name development areas that are planned to be developed there in the coming years. And usually you then find via Google or reports in the local newspaper those who market the development area & whom you can then write to for all further information.

There are still 50 applicants for a plot here. Of course, some of them don't actually want to build now or can't get financing anyway or already have houses, but there are definitely about 10 for whom 100,000€ more or less doesn't matter. It will take longer than 1-2 years for all of them to build. Since the municipalities also have less money to pre-finance the building areas, there certainly won't be more building areas.
