Maybe this trend will return. Then we should still be able to get a plot of land in 1 or 2 years. We still have a few development areas on the list that are supposed to go on the market next/ the year after next. But that is also speculative.
I think the chance has never been greater – whether it will happen remains to be seen. But you are young enough and secured through the public sector. And the income is also good. Previously, with cheap money, you competed with families who went to the maximum and hardly paid down. You can always sell again with a decent profit. They are all out of the game now, and they won’t get back in that quickly.
In that context, I dismiss the recency fallacy – not everyone has left the old patterns of thinking yet. Prices do not fall with rising interest rates, we all inherit wealth, the seller always sets the price, etc.
Since today at 10:00 at the latest, it is clear that nothing will remain as before. The flood of articles in the public about real estate makes quite clear what has been obvious to every observer for months.
A look before the boom part of the cycle – 13 years ago development areas remained empty for a long time, and the municipalities were stuck with the costs. Houses stood for 12+ months for sale until a buyer was found. Bargains were made at foreclosures. You could still build anyway...
A very nasty half-decade is almost certainly ahead of us. Whether people will want to build then is another question. ;)
