Thank you, Stefan! We'll do that! Honestly address it, compare, and then see if it works. By the way, we have a similar attitude towards furniture. What we take with us are solid wood furniture, which in our opinion still looks great even after 10 years. The furniture we still need will be similar, and such furnishings still have a certain value even after 20 years. It's a matter of taste. Sure, you can also furnish yourself at Ikea every 5 years, but we haven’t and won’t do that except for small stuff. A financing would actually be too expensive for me.

Present your concerns clearly to the bank / Interhyp / Dr. Klein and however they are all called, and they will make appropriate proposals to you. As mentioned, the timing is good, so you can currently put forward some wishes that would not necessarily have been feasible a few years ago.
Here it is really about finding the best financing partner for yourself. For us, that was the Sparkasse. Although I would never have thought so, they managed to top every offer once again.

How do most home builders do it? They usually have furniture they take with them - hardly anyone probably starts from scratch/junk.

At least that's how I know it from my surroundings - and the rest is gradually modernized.

I have never understood that some (and by that I don’t mean the OP) think that a new house = new furnishings. Of course, that would be nice, but then at least my financial situation would have to look different.

I'm glad if the loan later covers the planned expenses...

If your property is worth at least €100,000, then you have a great cushion. You won't have any problems with your furniture.

You are even right there. But have you ever thought that one might actually have furniture that wouldn't survive a move (I also had old furniture from my grandmother, which was simply no longer usable because it fell apart). Ever heard of a fitted kitchen in a rental apartment – according to you, should we have cooked over an open fire and washed dishes in the bathroom sink? Ever thought that a toddler who had no wardrobe in the apartment due to lack of space should have one in the house? These are all just examples that affected me personally in this case, but the list could be continued indefinitely. I don't know how it is now with the OP, but if someone was a student until recently, I can very well imagine that a basic foundation has to be created first. And this is far from any kind of luxury.
