It is similar for me. The Sparkasse has topped all offers. Although always only after insistence, but the bank is just around the corner. They are also very accommodating when it comes to payment. Except for the kitchen, they do not require proof (invoice) for the furniture.

I can fully understand that! Such "small" installment loans are more annoying than 1-2 withdrawals for a mortgage.

you’re talking nonsense. The OPs bring in a lot of equity here and want to furnish anew and not with used furniture, worn-out junk, or even better, from the bulky waste collection. He only has the problem that the equity went into the land, which is a completely normal problem. Happens quite often. The only disadvantage remains the conditions due to a worse loan-to-value ratio and the flat-rate payout.

So I can understand that with new furniture. I’m building a hut here worth more than 350k and living with hoarded furniture

Stay calm and read properly - I never said that you should live with junk furniture or not buy new furniture.

I'll repeat myself gladly: It simply doesn't make financial sense to carry something like that in a mortgage for 20-30 years, and the vast majority of banks don't allow it for a reason. And your only disadvantage is quite big...

And sure, the withdrawals are really annoying - oh man.

But go ahead and keep lashing out...
