Thank you for the quick response. The standard land value is €250/m².

My primary concern is to eventually replace the thuja hedge with something nicer. The corner marked in blue is currently overgrown (and drainage pipes run there).

So far, I have not found any boundary markers that could be restored. I assume they were never set.

For the house, it would only be a matter of an extension, not a complete new build.

I still have a few ideas/remarks:



That already makes the matter look completely different again. With that, you are in the highest and therefore most expensive category for the standard land value. If you really want to have all 7 points boundary-determined, you are looking at around €4,000 for the measurement. As a note: You do not have to have all points determined! You can also have only 2 done.

According to the picture, there is a boundary point on the right side at about the middle height—is that a bend?

Another option and very likely much cheaper: the official boundary information. However, several factors play a role here, such as the quality of the coordinate. Whether this option is feasible I cannot say without knowing the surveying documents. The costs for the boundary information depend on the time required + basic fee. For 6 hours of on-site work + evaluation, you would be at about €1,500.
I estimate that this option would also be sufficient since you only want to build/plant a fence or hedge.

Again about restoring boundary points: The boundary points may be under-marked. If the stone is missing, the stone can be restored this way. Otherwise, the older boundary points were measured on surveying lines and can be restored accordingly.

If it should ever become more concrete, contact the cadastral office or the publicly appointed surveyor of your trust and ask for a cost estimate.

Note: There is freedom of choice of the surveying office. That means: Suppose you live in Wilhelmshaven. You can contact a publicly appointed surveyor from Hanover. This person may not refuse the order.

If the house belongs to the manufacturing costs, but not the land... what about the outdoor facilities?

In fact, I have been asked by the LGLN. I also already spoke on the phone with a publicly appointed surveyor who can/should do this.

He told me that this category up to €300,000 manufacturing costs is intended or was intended for single-family houses. Due to the currently sharply increased construction costs, this sometimes no longer fits.

Since not all craftsmen have sent their final invoices yet and the outdoor facilities are not finished, the actual manufacturing costs are not yet 100 percent accurate.

If I now state €300,000 and in the end exceed that, the worst thing that can happen is that the value is adjusted during the review and I have to pay (namely the next category up to €600,000 manufacturing costs).

But a penalty or anything like that does not apply in this case, right?

I have a question about the production costs. I have since expanded my building, so a new survey is due soon.
Now there were many costs, but which ones are relevant?

Only the pure construction costs for the extension? Is the simultaneous renovation of the existing building disregarded?

It’s about basement waterproofing, drainage insulation, window replacement. Certainly ⅔ of the total construction costs.

I built on a piece of land where boundary stones could still be found, but due to agricultural use (tractor passing over) and landscaping contractors removing the stones, the location was not clear.

During the surveying (about 10 years ago in BW) of the house with the (official) surveyor, I had a very interesting conversation; it is very fascinating how one can measure so precisely. I also learned that although the elevation information of the house is surveyed/can be surveyed, this data is not recorded because his computer has no field for it in the form. He said they would come back if that was ever requested.

He also used a GPS device that is accurate to the centimeter. I then asked him for his opinion on the boundaries (which are not part of the house survey). He briefly held the device to them, and we checked the positions in under 5 minutes. Of course not an official statement, and not with the highest possible accuracy. But free, and that was enough for me and my neighbors.

Maybe also an approach if such an engineer is nearby.
