    [*]a lot of hallway and secondary spaces
    [*]kitchen will definitely be fun, looks fancy, but not very practical
    [*]I would remove the wall in the garage, it only restricts (maybe one wants to drive the car a bit further in and park bicycles or a stroller behind it)
    [*]is there a reason why the staircase should be in the middle?
    [*]I don't really like the home offices, I always hated at work sitting with my back to the door and having to turn around whenever someone entered the office
    [*]I would plan the upstairs bathroom differently too, you shouldn't be on the toilet if you're claustrophobic, also always think ahead for later when you might not be as mobile
    [*]the downstairs hallway will be quite dark if all room doors are closed and don't have glass inserts

so,

first of all, thank you very very much for all the feedback. As mentioned, the draft is a preliminary version that we are seeing for the first time and that was initially put on paper based on our wishes. And since I have come to know and appreciate this forum, the first thing I had to do was to submit it here for discussion :)

Regarding your raised criticisms:

Living room: possibly too narrow, yes... here I could imagine simply moving the wall to the hallway a bit further towards the hallway?! This would result in significantly larger rooms and a reduced hallway/traffic area... what do you think?

Lots of hallway and ancillary space: I absolutely agree with you.. it's too much and it bothers me too... I just have no idea how that could be improved in the concrete draft... but ultimately the planner has to do that

Kitchen: why is that not practical? We will probably move the door in the wall all the way to the right so that you don't walk between the kitchen island and the workspace and still have some space on the wall for possibly the fridge or something like that.

Staircase: no, there is no reason why it is centrally located... it was just like that in the draft ;-) I could imagine that a smarter arrangement of the stairs (possibly simply straight up) could also convert a lot of traffic area into real usable (living) space?

Study: it’s not a problem... we have it like that now too and it doesn’t bother us at all

Bathroom upstairs: it’s worth considering making it a bit bigger... or arranging it differently? We definitely want the "T-wall"

Hallway downstairs: probably too dark, yes... if it stays like that, you would have to think about glass…

Any further comments? Maybe also something you like? :)

Why are the bathrooms/WC not stacked vertically to have only one sewage pipe?

The children's rooms are very small. 12m2 is really not much. The children will also grow older.

Which couch or sectional sofa do you want to put in the living room? Then you will know how much space you need there.

Possibly I would rather separate the kitchen from the dining room with a sliding door, thus creating a large room.

This outdoor seating area upstairs only results from the fact that the load-bearing walls below are also like that? A lot of "wasted" space.

If you haven't fallen in love with the draft, then throw it away and keep looking.. I don't think you'll be able to fix it properly...

I join the many comments and add ... huge master bedroom but only 300 or 350 cm of wardrobe space.

In my opinion, the fireplace is badly positioned. Very close to the dining table (hot seat), no visual effect in the living area.

The utility room will probably also house the building services - right? Have it properly drafted. This is also a room where storage options are reduced due to the placement of doors/windows.

What I like .. kitchen and dining as a unit, but the kitchen door should rather be a sliding door.

Overall, it makes sense to add more dimensions to a submitted plan.

so,

after much consideration and many excursions, we have now found both the civil engineer we trust and a drawing that we just... like unbelievably much without giving it much thought.

Now, of course, I would also like to know your opinion on this:
