OK, you are right, I made a mistake. It should be 160-180 sqm in total.. Sorry mea culpa.....so 80-90 sqm per floor, cca 100 sqm built GF (+- 9x10 m or something like that). + garage cca 40 sqm + terrace cca 15 sqm.

Now that I already know what Grundflächenzahl and Geschossflächenzahl are, I have also found a plot... what do you say about 389 sqm? According to my calculations it could fit.
Grundflächenzahl = 0.4 and Geschossflächenzahl = 0.8 and I am allowed
to build 2 full floors, EG + OG (as full floors according to BayBO)

In terms of size, it could work and in terms of costs... I have already asked 3 people if it would be possible up to 300K, and the answers were "YES" but without outdoor facilities.

With some people here, you can really feel the lust when they get to act like the know-it-all again, just to smugly demonstrate how naive everyone is. Really sad

Yes, that's true, but I knew what I was getting into. It's always like that. But whatever, 1-2 people here have contributed something meaningful to the topic. And those were and I just keep going, it's not worth arguing with such know-it-alls. Especially when you know that you don't know much.

How do you have a budget for the house if you don’t yet have the plot and don’t know what that will cost you? I’m afraid you’re still mixing up the terms a bit: A [Bauträger] sells you a house including the plot. Advantage: you don’t have to worry about the construction, it’s basically an all-inclusive product. Disadvantage: you aren’t allowed to get involved, you have little say. Changes can be expensive. And you have to pay property transfer tax on the entire price, not just on the plot. In contrast, there is the [Generalunternehmer GU], who builds a house for you on a plot you have already purchased.

Where the example KMH was mentioned, I immediately took a look – so, to calibrate dreams, here is their current offer of a semi-detached house in Ingolstadt with 151 sqm of living and usable space on a 265 sqm plot:

I recommend to the OP to use the long weekend for extensive side-glance browsing in the forum, there are still plenty of silly ideas in the head.
