1. on 250 sqm of land, you cannot build a single-family house with a granny flat and a double garage. Inform yourself about terms like floor area ratio and site coverage ratio. And the gable roof also depends on the development plan.

2. for 120K you won't get anything in the mentioned area where you can place a single-family house privately.

3. for 300K you get a standard house without a basement, with a carport instead of a garage, the cheapest air heat pump, no geothermal! And even that will be extremely tight on the budget if you don’t do any work yourself...

4. in Zuchering there is KMH Haus, drive there maybe they can burst your bubble... I can’t recommend them 100% now but for initial probing it’s quite interesting. At least they will be able to explain to you that 240 sqm for the price is not possible even with them, and with them carpet is standard!
