I have already browsed through some posts here in the forum and occasionally contributed something. Today I would like to take the opportunity to post a kind of diary of our project, ultimately to review the whole thing in the future and see what could have gone better – for myself as a learning effect.
We will be building in Saxony, near Dippoldiswalde (22 minutes and 19km from Dresden). Currently, we live in a rented apartment in Dresden. Our workplaces will also continue to be in Dresden, with home office planned about 1-2 days a week. It should also be mentioned that our common child lives with us, and my two older children from the first partnership sometimes stay overnight with us.
We found the plot at the end of 2021; the offer for over 165k€ had been online for a few months. No one really wanted it because on the 3,100sqm plot there is a biotope (old orchard meadow) in the back area, which may not be built on, and in the middle on the left and right there are other owners. So, we have a servient plot with easements (water, electricity, etc.). Since I am rather positive and see such things as an opportunity, we simply had to have this plot. In the end, we got it after negotiating for 130k€ (personally a bargain for me :cool:). The owner of the dominant plot (one house left, one plot with bungalow right) is already 86 and in assisted living. We have already discussed with his successors about sooner or later considering a swap or purchase.
Basically, we are simply minded. Everything can be standard, functional, and serve its purpose. We don’t like to spend extra money on things that look nice (keyword color), and I also buy and collect things for the house construction and the plot mostly via ebay classified ads. Currently, there is a lot regarding garden design; a lot of that is also given away :)
I enjoy the process and take care of 99% of the handling and planning; my girlfriend fully trusts me in this. It is definitely an advantage and extremely relaxing when you don’t have to discuss every tile :p. Also, I decide quickly. We are building with Heinz von Heiden, because I believe that the price-performance ratio here is right. What will come out in the end, we shall see – but with 50,000 houses built, there is trust.
No development plan. Building according to the surrounding development, since it is a village. Mixed-use area, open development according to §34 para. 1
Plot size: 3,152 sqm
Slope: 5%
Number of floors: 2 full floors
Roof type: SD 25 degrees
Style direction: country house
Orientation: terrace northwest
Additional requirements: wastewater operation: cistern (old but good 3-chamber septic tank already exists, will be used for this)
Requirements of the builders
Basement, floors: no basement, 2 full floors
Number of people, age: 3 (M: 36, F: 36, child 3)
Room requirement on ground floor, upper floor: 80 sqm each
Office: family use or home office?: yes, an office/hobby room upstairs
Guest sleepers per year: occasionally yes, therefore a guest room and a guest bathroom on the ground floor (also in case you can no longer go upstairs when old)
Open or closed architecture: ground floor rather open, upper floor closed
Conservative or modern construction: both
Open kitchen, cooking island: open kitchen without cooking island
Number of dining seats: 12 (table is already available, therefore no cooking island)
Fireplace: planned, house builder wants 6k€ for a masonry one (middle of the house), I find this unfavorable. Therefore, I want to retrofit a stainless steel one on the outside wall myself
Music/stereo wall: secondary important
Balcony, roof terrace: no, poor cost-benefit ratio for such a large plot
Garage, carport: steel sheet garage 6x8 with SD, 3.30 m high and with electric gate for the man of the house :p
Utility garden, greenhouse: not important at first
Further wishes/special features/daily routine, also reasons why this or that should not be: my big wish is definitely a fireplace, but it must be room air-independent because the house has KfW55 standard. I hope to get some info in the forum here about retrofitting a stainless steel chimney.

- Do-it-yourself: painting and flooring work, tiling work, earthworks, outdoor facilities, and media earthworks
What do you particularly like? Why?
We particularly like the open area entrance-living room-kitchen with glass front with a view of the garden. The floor plan also convinced us immediately. And, of course, the space offering with 160 sqm. We currently have 91 sqm :)
What do you not like? Why?
It is not called “The Unchangeable” for nothing; walls cannot be changed. For this, it was 30-40k€ cheaper.
Price estimate according to architect/planner: fixed price contract signed in February with 15 months price guarantee:
~260k€ including special equipment (standard: ~235k€)
Included: air-to-air heat pump with storage, large controlled residential ventilation, electric shutters ground floor + upper floor, underfloor heating ground floor + upper floor, all materials except tiles, floor, wall
Preferred heating technology: air-to-air heat pump – not changeable
If you have to do without, which details/extensions
- can you do without: upper floor full floor, large controlled residential ventilation, electric shutters, photovoltaic (preparation)
- cannot do without: fireplace, 6 rooms

Through our local savings bank. Plot currently still variable at 1.8% and house over 15 years also 1.8%. Equity about 17%. Monthly burden should be about 1,380€. Total costs about 460k€.

Construction cost per sqm with incidental construction costs: 322k€/160sqm: ~2,012€/sqm
Plot cost without incidentals: 130k€/3,152sqm: 41.24€/sqm
Plot cost with incidentals: 147k€/3,152sqm: ~47€/sqm
As I said, I am writing this post mainly for myself as a "diary" to keep everything in writing once. Maybe it will then also go into the building folder that I keep meticulously – accountant :rolleyes::D I am always grateful for suggestions, opinions, tips but also criticism as food for thought.
