Hello,

I have a question about purchasing land. We can buy a plot for a semi-detached house in a new development area. Currently, the choice is between plot numbers 23, 24, 25 and 29.

Basically, we would prefer 29, as this plot is the largest, but we are unsure whether 23-25 might be better buildable / usable because of the rectangular shape.

Thanks for tips and recommendations.

No. 29
+ larger
+ neighbors to the northeast somewhat further away
+ free passage to the garden possible between house and garage

- more expensive
- smaller garden/terrace area
- more fence to build, more sidewalk to clear?

23-25
+ more garden
+ For No. 24: maybe a gable window on the southeast side is possible and more light in the house?

- what is planned and being built opposite?
If that is a taller building, you will have less sun

These are, at first glance, points that catch my eye. You have to weigh these.

Correction for 24: Gable window would be southwest. Brings more brightness than northeast at 23 and 25

I'll throw 39 and 40 into the mix. That way you can orient the garden nicely to the south and have sun all day. No street in front of the terrace like with the plots you mentioned.

As I already told you in the green forum (there I was also able to link you my external contribution), you will find explanations here with the keywords [Doppelhaus] / [Mitkellerer] / [Ohnekellerer] / [Nahtstelle] / [Hausprofil] and especially [Goalkeeperthread], where the pitfalls for the builders of semi-detached houses lie.
