A photo would probably help. We also have some properties with steep slopes (50km from Munich) and with 700k-800k including outdoor facilities, you probably have to reckon with that.

Your statements are very subjective.

Either you look at the topographic map or maybe measure the angle.

Maybe a photo would also help.

Does the development plan not have contour lines?

No, that doesn't help. If you don't want to reveal the location of the floor plan to us, you can go to the Bayernatlas, display the parcel map there. Then under Measure, draw a line along the property (for the first assessment, preferably in the middle of the planned house). The elevation profile of the line will then be displayed at the bottom. Feel free to share that with us...

This is what it looks like as an example...

It is best to also draw a line in the direction of the slope.

I started at the upper (higher) property boundary and went to the lower (lower) boundary.

Assuming that the house ranges from 4m to 14m, then the height difference would be approximately 529.7 to 528.5, so about 1.2m. Let's assume that the ground floor is supposed to be at street level (is the street above?), then it goes from 528.5 to 530. According to the rule where a basement is worth it 50% per meter of height difference, it would probably make sense. However, in this case, an excavation is also needed to get out of the basement at ground level if the ground floor is placed at terrain height. But the slope does not really seem to be "bad."
