Plot of land 371 sqm, are the expectations realistic?

I live in Beelitz. 50km south of Berlin. By regional train, I am in 45 minutes at Berlin-Alexanderplatz / Berlin-Hauptbahnhof. Plots of land are still quite affordable, about €150 / sqm. Maybe one should look a little further around? But as I said, it is up to everyone individually. For me personally, it would be a bit too small.

We are building on 313 sqm, also for four people. Although it was criticized here, it is similar to your situation - if you get a plot of land, you should grab it. We are happy with it.

I would always prefer the small plot in a better location. @TE: is a basement conceivable/possible?

I personally would have no problem with a manageable plot if the development plan allows what I need.

With 2 full floors, of course the boundary distance to the neighbor or something like that is decisive.
If 78 sqm are allowed, there remain 7 x 9.20 inside

I also believe that the location is usually more important than the size of the property. For example, what use is a larger garden if you live in a small village without infrastructure and everything can only be reached by car? It is all time passing that you cannot spend in your garden. That is why we also decided on a tiny building plot (225 sqm, single-family house!!), which, however, is in a great new development area planned with lots of greenery, with a restaurant, Edeka, butcher, and bus connection practically right on the doorstep. It should be noted that this way I can bike to work and we only need one car in the household.

The question is, what is the better location? Berlin is growing and city residents increasingly want to build further out. The price of the plot we bought 3 years ago has since tripled. And now to the location. We lived in Berlin-Buckow for 9 months before. The journey to the center by public transport took just as long as it does now. One builds a house because one wants more space. On a fully occupied plot (house+carport (possibly double carport)+tool shed+possibly a swing for the child+barbecue area it’s just not that easy. You know how it is with an apartment. In the beginning everything is tidy and neatly sorted, over time thousands of things accumulate and it gets more and more cramped. In summary: it’s up to everyone themselves.
