I was just about to say it, but Ziegenhals beat me to it: It is a great area around Schmöckwitz, Köpenick etc. but: Think carefully about whether and how you can come to terms with BER! We still live quite a bit further up (30km) and only have incoming air traffic with certain wind directions. But even that is audible and then at very short intervals. Schools should not be a problem in the medium term, the numbers are, as far as I know, declining and class sizes are decreasing in the next few years.

What I mean is that when you look at the Eichwalde parcels, you can see that there is actually no development in the second row in Eichwalde, despite very large plots. (At most a few Stasi summer houses.) This probably excludes development of both plots according to § 34. Most likely you can build on the front plot, but not on the rear plot. Or the other way around. So either one or the other, but not both. However, a semi-detached house might be possible. So before purchasing the plot, clarify the buildability of both plots.

Otherwise, it is a nice plot. The aircraft noise is really tolerable so far.

It is not true that there is no development in the second row in Eichwalde. There are not many, but there are some, and these are often new buildings.

According to the responsible building authority, it is definitely possible, but for legal security, the interested party at the back (who has already consulted an expert in building law) submits a preliminary building inquiry. And we submit an inquiry to determine whether a rear house (if approved) still allows the front development.

Aircraft noise north of Waldstr. on the Berlin side is not negligible. Between Waldstr. and Bhfstr. it is bearable, south of there it is much quieter than the noise from the city we are used to. The side street with buses and party people is also not quiet.

Due to professional reasons, I have a lot of contact with the building authority in Eichwalde. The basic statement has always been that development in the second row is not permitted. Please have this clearly clarified again here.

Then I would really be interested in how the following buildings came about: several houses in the 2nd row at the end of Bahnhofstr., some in Gosener Str, Grenzstr. There are more in Lotharstr, then one in Goethestr. in Chopinstr.

There are over 10 houses in the 2nd row alone in the immediate vicinity (max. 2-3 streets away), all of which are no more than 20 years old. These are definitely not converted weekend houses, unless the old weekend house from GDR times was completely demolished and a 1.5-2 story building with modern external dimensions was built in the same place and declared as a conversion.

: If you have contacts, how does that work? Nepotism or what?

So I vaguely remember from my training that § 34 states that the development must fit into the immediate surroundings. However, Eichwalde is quite clearly characterized by villa construction without back-building, and this character should be preserved. Whether 10 houses in the area, however they came about, are enough to justify a back-building can ultimately only be told to you by the head of the building department.

In Schulzendorf, I personally know at least 3 families whose back-building was negatively assessed.

No connections, just professional contact.
