It can be built according to $34 and according to the authority's information, the building department easily allows 90sqm of floor area + carport, since the neighboring buildings have floor areas of about 120sqm. Yes, the distance to the neighboring house is not much, but you can put the stuff on that side which anyway has no windows or no important windows. Of course, a preliminary building inquiry will be made before the purchase contract is signed. This leaves about 300sqm of undeveloped area and we are not interested in maintaining a much larger garden alongside two full-time jobs. Furthermore, it certainly makes a difference whether you spend €170,000 more on a plot of land.

As said: as a skeptic, I am happy to be proven wrong, but unfortunately I have experience in interpreting cadastral excerpts and among other things, I read big question marks behind your hope from the boundary line between 352 and 351. Not exactly €170k, but financing €349k purchase and land transfer tax, plus storage until someone buys you the "rest." 756 sqm / 63% are at least clearly the "greater half" plus risk that, say, he pays 50 euros less per sqm... that adds up. And you are not a land holding company, meaning the resale of 352 not only reduces your purchase price, but is also taxable as "profit." I’d say, envy doesn’t come up there.

The statement from the building authority is directly from the responsible clerk who had the [Kasterauszug] in front of him and who, according to his statement, will also process the building application. Whether this is really the case will be clarified by a building pre-approval. That is legally secure.

I am from Eichwalde. The infrastructure is excellent. Only the schools are actually very crowded. However, the evangelical elementary school is supposed to open in 2027 and at the private high school, you can also graduate with the Abitur. But unfortunately, since the opening of the southern railway from BER, one has had to adapt to aircraft noise in Eichwalde (approach, not departure). So far, however, the noise is actually not or hardly disturbing.

Where I, as a resident of Eichwalde, have a big question mark is the development in the second row. Normally, such development is not allowed in Eichwalde. Eichwalde was founded and developed around the turn of the century as a villa colony with correspondingly large plots and is actually supposed to retain its special charm.

So be sure to clarify the buildability of both plots in advance!
