Plot found but too big - Seeking construction partner

The question, of course, is whether it is better to let a relatively large property continue to decay and whether that is better for the municipality. The seller understandably wants to sell the entire property, but given the current economic situation, hardly anyone will be found who pays €350,000 for it and then another €450,000 - €500,000 for the house. Additionally, there is a DDR weekend house that must be demolished because the roof is proven to be contaminated with asbestos. So, another €50,000 is added on top.

The seller has already tried for 6 months to sell it completely and no one has been found who is willing to pay such an amount (€850,000 - €900,000) for a single-family house with a 1200 sqm plot. A semi-detached house is only very difficult to build on the property as it is just 20m wide.

I have looked at Schulzendorf in the Brandenburgviewer, and there is actually not a single house in the 2. Reihe.

And why can't it be placed on the plot rotated 90°?

That will not work because it would then protrude from the construction site. If you look at the buildings around, they are all either rectangular or square. I have also inquired about this at the building authority as an official inquiry, and it would not be approved. They want even less than 2 EH.

Well, one can then also say that the asking price is exaggerated and will have to adjust downwards.

There are plots of land in Bruno-H.-Bürgel-Allee over 2000 sqm in size, but not a single plot with development in the second row. This is not desired in Eichwalde. You can easily build in the second (or even third) row in Bohnsdorf or Neukölln, but not here.

Please let me know how your request progresses. I am interested in that. But under no circumstances buy an Eichwalde plot that you actually cannot afford, intending to resell a part parcel as building land for refinancing. That could very well mean financial ruin. The seller must know why they only want to sell it as a whole...
