Again, because you probably missed something.

Why are you making the OP as well as the planner unhappy?
Take 400,000 and deduct the usual suspects: kitchen, simple carport, paving, i.e. outdoor facilities, incidental construction costs, connection fees.
What is unknown is whether the ancillary purchase costs or a demolition, possibly of trees, still have to be paid or need to be factored in.
At least a few plants still need to go in the back. Let's assume the plot is bare.

From my recollection, the land is in affordable Brandenburg. At least.
I would simply refer to the known home builders or take a finished house design of a standard house and modify it. Of course, that's better with a regional home builder who also takes the budget into account.
With a very tight pencil, 330,000€ remain for the house. .

Doesn't Scanhaus come from Brandenburg? But they also charge for every change, and not cheaply. The foundation slab is also added.
If you take the other supraregional ones like Town & Country or Heinz von Heiden, with a standard house of 120 - 130 sqm, so not wishful-measurements with 85 sqm ground floor area,
I still see the OP's wishes as completely feasible, one must also mention that the wishes are modest (despite a guest toilet,) but not with a company that comes with a 2-story off the shelf and does not calculate what else must be paid additionally from the budget. And also not when planning the 170 sqm city villa here, as you are doing right now. I do not find that purposeful.

I am merely showing how the house can be placed. The floor plan used was just a placeholder. It did not come across to me that the OP wants to continue planning with 10*8m.

I know. But if I say that you shouldn't be so stingy in the front and you start with the restrictions after 20 meters, on top of that messing around with the parking spaces at the top of the plan so much that one wonders if anyone could ever park there without later having dented doors or even being pushed out, then you have to speak frankly and steer the path back in the right direction. So far, there is already a very big question mark at the house, so the forecourt/front garden should be left in rubble for now. I would say: if you more or less know where the journey is going in terms of the house, then you can continue tinkering.

I took a closer look at it again. My parking situation is due to the narrow 3 m driveway. With a 10 * 8 m house and a wider driveway, it would certainly be easier. I represented it once with cars measuring 2*4.5m but it should also work with 5 m.


I took the liberty of copying and mirroring one of your floor plans. Adjusting it to 10*8 should not be a problem for you.

Yes, I had to smile. The design seemed somewhat familiar to me. That is just a guideline for what the floor area of a financially feasible house could be. As long as the original poster does not deal with standard houses or a house construction company and comes back, I think nothing more can be done. The answer to the question was focused. Everything else now depends on a plannable house. Personally, I see no problem with a 3-meter driveway, especially since you can spread out a bit on your property. In any case, I would not arrange my parking spaces in parallel but rather let them simply fit comfortably in one area. Quite a lot is possible on a gravel area in front of a property.
