Don't say that: everyone is still setting up a seating area in front of our house because it's unbearable in the south right now and they are also not opposed to a chat with dog walkers. I would simply leave about 7-8 meters in front overall. You will surely come up with something. Natural bushes as a boundary to the sidewalk also take up 2 meters in depth. At the back, the 2-3 meters you gain at the front won't even be noticeable.

You mean building boundary? I left that out because, budget-wise, only a smaller house fits anyway. The shown floor plan is just an example from the internet, as already said, a far too large two-story house. And the budget including additional construction costs is €400,000. And with an 8 x 10 house the building boundaries also work. Or did I miss something?

That works easily. I drew the house 11.5m x 8.8m.
