People, let the OP first get accustomed to the topic of house building. He must initially realize that even the simplest, currently approvable standard already only has a small fraction of the energy demand of an old building. Every prefabricated house manufacturer today also offers KfW40+ category houses from the catalog. For KfW standards, an energy consultant is mandatory anyway. So, the category "Costs much more than it ever saves" is already pre-designed and available "around every corner."
There is absolutely nothing special about it that would require special treatment or limit the choice of the house builder in any way.
Anything that goes beyond KfW40+ is only for builders for whom "money is no object."
Therefore, recommendation to the future builder: first clarify the questions: which rooms, how large, building location, official requirements, comfort features, floor plan, and BUDGET. Then, within this framework, you can also consider energy-related concerns and integrate sensible solutions. Experience shows that the budget limits any ambitions above KfW55. No one voluntarily takes out 100,000€ more loan just to save about 2,500€ p.a. energy costs somewhere else. That just doesn't add up.
