Classic, fully brick-faced single-family house with gable roof and captain’s gable
No basement, 1 1/2 stories
My wife and I (33 and 31 years old) with our son (8 months)
Space requirements on ground floor and upper floor: We are planning for at least one more child
No office usage required
Overnight guests per year: friends will occasionally stay with us, but rather the exception than the rule
Open kitchen, kitchen island: open kitchen yes, kitchen island no, it is incorrectly shown in the floor plan. The “kitchen island” should be placed against the wall next to the window (thus opposite the main kitchen unit)
Number of dining seats: 6
Chimney: no
Music/stereo wall: no
Balcony, roof terrace: no
Carport with access to utility room planned

Preferred heating technology: air-to-water heat pump with controlled residential ventilation and photovoltaics

The main entrance faces the street Zum Bolzplatz (north), the captain’s gable (rear) faces south.

Hello Chris, If it is to be the captain's gable facing the garden, then the best has already been made of the basic shape. However, I would have 1. asked where the wardrobe is supposed to be. After all, you have more than 1-2 jackets (per person). Women also eventually collect bags... and shoes... ;) 2. I would now question the ergonomics of the kitchen. However, it becomes even more nonsensical to me with your explanation: There is still need for action. On the upper floor: 3. the access to the dressing/bedroom is well chosen. However, with 2.10 RBM it is to be expected that a row of cabinets will only be a 40 cm chest of drawers row, to get a proper overview of the clothing. (Shift work dressing room?) 4. I don't like the windows on the south and west sides on the ground floor at all. Too few in the south for my taste, not covered in the west for the living room. 5. Storage room is missing. Please list here yourself what you have to store in the utility room and AB upper floor. We will then come up with the rest that has no place :) Congratulations on a building gap in a developed residential area :)

Thank you for the feedback, which partly also includes our considerations.

Regarding 1.)
The wardrobe will be placed partly under the stairs and partly on the back wall of the utility room.

2.)
I think I expressed myself unclearly. We want an open kitchen. However, the island should not be in the middle of the room but against the wall of the kitchen window and from there extend parallel to the other kitchen row into the room. Understandable?

3.)
We found the width of the dressing room sufficient in a similar model house. Whether we then install wardrobes, rods, or dressers remains to be seen.

4.)
Five window elements are planned on the south side. (2x single, 1x triple) Do you think that is too few? In terms of lighting, it was more than enough. What exactly do you mean by the roofing?

5.)
You can never have enough storage rooms :)
However, I don’t see any alternative or suggested solution with our floor plan. We have the pantry upstairs and a large utility room. The rest has to go to the attic.

Hello Chris, the draft places the dining area prominently at the center of life. Socializing will take place there and not in the living area. Great if that corresponds to your way of life. If not: rethink the design. The captain's gable has potential for a wonderful room - but this is lost in the design due to the division. It is worth considering whether the children or the parents want to "live" closer to the stairs, also on the lower level. Regarding storage space: Every available storage space will be filled. Not every available storage space is needed. Limited storage space is an opportunity.

You should calculate 60 cm of closed wardrobe per family member.

Let's put it this way: terrace doors with 88.5 RBM are not suitable for regular passageways to the terrace. Actually, they are less valuable than a 1-meter wide normal window.
Their placement here, relatively far outward towards the gable walls, may also look visually negative.


Roofed... comes from reconsidering...
They do not appear well thought out.

This apparently refers to the space that a wardrobe requires. Our experience is that you need significantly less if you fill the wardrobe seasonally. In summer, no winter stuff is hanging inside and vice versa.
