Hello dear forum!

We have bought a beautiful plot on the High Rhine with an unobstructed view of the Rhine nature reserve.
A multi-generational house is to be built on it.
We want to build together with the grandparents, who have the basement apartment with a separate entrance.
The dimensions of the house should not be changed anymore. Or rather, in my opinion, they are ideally chosen.

The photo shows the
view to the south or SE

I would appreciate feedback on the floor plan and I am very interested in what the expert group thinks about it!

Development plan/Restrictions: Development plan from 1960
Size of the plot approx. 900m2
Slope yes
Floor area ratio 0.25
Gross floor area ratio 0.35

Number of parking spaces: 2 single garages with 2 parking spaces (future)
Number of floors
Roof shape: gable roof
Style direction: classic, modern
Orientation south/west
Maximum heights/limits: max. 6 m including roof

Requirements of the builders
Partially basement in the slope area
Number of people: family with 3 children (twins 5, toddler 2)

Open kitchen, kitchen island

Fireplace
Balcony, roof terrace
Garage

House design
Who is the planner:
- Architect

What do we particularly like? We like that we can all live together in the future. Or rather, everyone has their own domain. We have consciously decided against internal access to the basement!

What do we not like?
On the ground floor I find the corridor and access to the stairs very convoluted.

Preferred heating technology: air/heat/water pump with photovoltaics

We gave the architect hardly any specifications. Only the desired living space and the own area for the grandparents.

Thank you very much!!

I wouldn't have thought that this came from the pen of a professional. Spontaneous things like "swapping the guest room with the staircase," so the endlessly long hallway becomes shorter, the catastrophic bedroom in the old part of the house (off the top of my head, changing the window and the bed), the stair access to the granny flat... everything is planned so carelessly and as a result, there are many small defects. Overall, I would start over. But it's also enough to just say that she should change this and that. It's her job, and these are things that can be done.

Apparently not even that, but please study architecture first. The architectural design quality is at the level of a civil engineer or even a trainee draftsman. The considerable density of wall corners in the floor plans serves as a genuine contraceptive for spatial perception.

A lot of water will flow down the High Rhine before the architect can compete with Katja or even Kerstin.

What motivates the demolition and rebuilding of the basement garage?

Is the view worth the effort for the corner window even in the basement?

The basement is not accessible
In the bedroom, I would plan space for a 2 m wide bed
Do the grandparents only access the basement via the stairs?

Otherwise, a direct weatherproof connection between the living units is very practical and would not be done without planning. There are also doors with keys.

-> the view looks towards the Rhine and is worth it in our opinion.
